• • <br /> Mr. Joey Perez <br /> Plan Check Number: B2010-011, First Building Review <br /> October 10, 2020 <br /> Submittal documents should contain sufficient information and detail to review the proposed project <br /> for compliance with the building codes. Upon submittal of the revised documents, your application <br /> will be given priority and the review will recommence. <br /> General <br /> 1. The proposed project appears intended to comply with the requirements of the 2015 <br /> International Residential Code. However, the General Notes on Sheet Al specifies the <br /> governing code as the IBC. See Section R101.2 (WAC) and the Everett Municipal Code Section <br /> 16.005.030 Article A. <br /> 2. The proposed project appears to have significant unpermitted work based on a review of the <br /> available permit history. The drawings should be modified to show all modifications as new <br /> construction. See Sections R106.1 and R113.1. Unpermitted construction appears to include <br /> but is not limited to: <br /> a. Interior wall layout is generally not consistent with Permit B1209-021 showing the latest <br /> permitted condition of the house. <br /> b. Unheated storage area adjacent to Bedroom G. This area is not included as part of the <br /> addition in Permits C0005-017, B0504-005, and B0706-050. Area is not clear in Permit <br /> B1209-021, but this permit does not indicate performing an addition to add this area in the <br /> building footprint. <br /> c. The existing entertainment room. This area is indicated as a separate storage building in <br /> the existing permit records. <br /> 3. The project involves modification of an existing adult family home (ADF). The adult family <br /> home checklists provided on the City of Everett website in the Permit Services page should be <br /> completed and submitted. The checklists should include the 8.5x11 floor plans as required for <br /> the ADF Local Building Inspection Checklist. <br /> Architectural <br /> 1. Details for the construction of all walls (i.e., interior and exterior, bearing and nonbearing) <br /> should be provided. Note that the"Wall Notes"on Sheet Al do not appear applicable to all <br /> walls such as the interior non-bearing walls. Walls should include fire blocking per Section <br /> R302.11. <br /> 2. The new office does not comply with the minimum area and dimensions requirements of <br /> Sections R304.1 and R304.2. The design should be revised. See the definition for"habitable <br /> space"per Section R202. <br /> 3. Smoke and carbon monoxide alarms per IRC Sections R314.2.2(WAC) and R315.2.2(WAC). The <br /> locations of existing alarms should be shown. Smoke alarms should be interconnected per <br /> Section R314.5. Combination alarms are permitted per Sections R314.5 and R315.4. <br /> 4. The modified Bathroom 3 is required to provide grab bars complying with Section R325.8, as <br /> provided on Sheet A4. However, the grab bars shown on Sheet A3 appear similar to the <br /> requirements for commercial construction per ICC A117.1-09 Section 604.5.
