All chcmicals or products oPa hazardous or toxic nature that may be used or stored on the site must <br />he stored under cover and isolated from the storm drainage system. <br />16. If vehicles or equipment will be washed and/or steam cleaned on this site, a d2signated wash azea <br />must be provided for these activities. The area must be covered, paved with Porlland cemcnt <br />concrete, hydraulicully i�olated from the storm drainage system, and must drain to the snnitary sewer <br />tlu•ough � bnffle-type oil/water sepurator. A discharge uuthorization from the City's Industrial <br />Pretreatment Progrlm ma� be required for the connected to the sanitary sewer. Wastewater from <br />washing operations may not be disch�rgcd to the storm system. <br />17. A pedeslrian circulation system for the site must be approved by tha Planning Director and Traffic <br />Cngineer prior to the issuance of any building permits. Walkways muat allow pedestrians and <br />wheelchairs to gain easy access from sidewalks and b�as stops to building entrances throug;i the use of <br />paths which are physicaliy separtried from vehicle traf,ic and muneuvering areas. (5ee the city's <br />Design and Constn�ction Standards nnd Specifications Manual and Section 39.165 of the Zoning <br />Codc.) <br />18. Placement ar.d screening of refuse disposal areas must bc provided per Section 39.080 cf the Zoning <br />Code as follows: <br />a. Gurbage rcceptacles, dumpsters, nnd recycle bins sliall be provided in all multiple fumily, <br />commercial, indu�'sitil, and institulionnl developments and shall not be located in a required <br />Pront ynrd setback area, or street side setback urea for �orner lots. Where an alley abuts a lot, <br />the g�rbage receptacles, dumpster, or recycle bin shull be IocuteJ udjacent to the nlley. <br />b. All garbage dumpsters and recyc!c• bins must be screened from view from the street and from <br />ndjacent properties. This scrcening may be donc using dense vegetation or by placing the <br />dumpster or recycle bin in Ei slructural enclosurc. <br />c. For specifics on design of refuse and recycling facilities, contact 2ubatino Refiise Removal, <br />Inc. at 259-0044 for areas generally north of 112th Street. �or areas east of I-S from Valley <br />View south, contact V✓aste Management Northwest, Ir.c. at 337-1197. <br />19. Any roci<eries or retaining walls proposed in required setback areas must be in conformance with <br />Scction 39.150 of thc'Lonin� Code. <br />20. Rooflop mechanic�l equipment, including ven!s, must be screened per Section 39.040 of the Zoning <br />Code. <br />21. I3uilding selbacl<s must be u minimum of 10 feet front yard, 0 feet. side yard and 10 feet rear yard. <br />I3uilding height slmll be m m�ximum of 35 feel. <br />
