� <br />c <br />22. Landscaping must bc provided per Section 35 of tt,e Zoning Cede. At a minimum this must include <br />the fallowing: <br />a. A landscape strip n minimum oi five feet wide must be provided along the noi4h and south <br />inte:•ior property lines. This area shnll be planted with'fype III landscaping. <br />b. A landscape strip a minimum oP 10 feet wide (Type I), or 15 feet wide (Type II) must be <br />provided along Uie east property line where the property ubuts the R-2 zone. Note: Because <br />there is a public utiliry easen�ent at this location, lrees may not be planted due to potential root <br />interference. The Applieant shnll provide a combination of f�ncing, shrubs nnd groundcover <br />tLat meets the intent o; this re �uitement. <br />c. Tlie following nmounts of landscnping shnll be provided in ihe internal area of parking lots exclusive <br />of the landscapin� required to ue provi�jed along street frontages and along other lot lines: <br />(1) If n lot or dcvclopmcnt site contains a mtal of ter, or fewer pnrking spaces, or not more than four <br />thousand square feel of parking nnd maneuvering area, whichever is less, no landscaping is required in <br />the internal aren of parking lots. <br />(2) If the parking ureu contains more than ten parking spaces or four thuusnnd square fect of <br />maneuvering aren, and less than one hundred pxrking spaces, n minimum of one tree shall be planted <br />f'or every eight p�rking spnces. Calculations resulting in a fraction larger thar one-half shall be <br />rounded up to the next whofe number. <br />(3) If the parkin� firea contains one hundred or more parking spaces, a minimum of one tree sliell be <br />planted for every six parking spaces. Calculations resulting in a fraetion Inrger than one-half shall be <br />rounded up to the next whole number. <br />(4) Outdoor storage nreas nnd vehicle snles do not require interior landscaping; howevEr, such sites <br />shall still provide landscaping along street frontages and other lot lines as required by subsection A of <br />this section and Tnblc 35-1. <br />Landscape areas must be planted and located per Section 35.OSOL' of the 7.oning Code. <br />d. Prior to issuance of any permits, l�ndscaping plans must be revie�ved and approved by the <br />Planning Department per Section 35.100 of the Zoning Code. The lnndsceping plan must <br />show location and dimensions of required vegetated swales, wetponds, detention ponds, <br />rockeries and retnining wnlls, and grading at 2 foot intervals. Irrigation systems must be <br />provided in all laridscaped areas per Section 35.130 of the Zoning Code. A 2 yeaz <br />mainlenance assurance device must be provided for the landscaping per Section 35.130B of <br />the Zoning Code. <br />23. The Wasliington Slnte Clenn Air Act requires the use of all known, available, and reasonable means <br />uf conU olling air pollution, including dust. Dust generated during construction activities can be <br />controlled by wettiug those dust sources such as areas of exp�sed soils, washing truck wheels before <br />thcy Icnvc the site, and installing and mainteining grevel construction entrances. Construction <br />vehicle traolc-out is nlso a m�jor dust source. Any evidence of traek-out can trigger violations end <br />fines from Ihe Department of Eeology or the Puget Sound Clean Air Agency. <br />
