This email follows-up on recent discussions on this project, including a site visit today(12/21/2021)with Patrick and the owner(and structural engineer via teleconference),and briefly summarizes the status of the review and required actions by the applicants. The review is on-hold pending resubmittal of revised drawings and supporting documentation addressing the outstanding review comments. The review comments issued via email on 08/27/2021 have not been addressed. The City of Everett has discussed the outstanding comments with various parties to provide clear direction on resolving each issue. This includes in part submitting the required building modifications(i.e., structural and architectural drawings, and supporting documentation) as a revision to the Building Permit No. B2103-046. The revised mechanical drawings should be submitted separately,with revisions as needed, on the mechanical permit. Comment 7 should be addressed on both permits as follows: 1)Schematically show requirement for maintenance platform in roof plan of mechanical drawings, and reference building drawings (including"B2103-046)for additional information; 2) Show specific requirements and/or construction of platform in the supplemental building drawings. The exception to this is if either the platform is not required due to a sufficiently flat slope (must be verified or stated in the mechanical drawings),or the platform is integral with the MAU construction and therefore performance requirements need to be listed. If the latter occurs, additional design criteria must be provided to the structural engineer(e.g., revised MAU weights,eccentric loads due to cantilevering platform, etc.) Alternatively,the design for the platform should be included in the building drawings as bearing on the roof structure(should be independent from the new mechanical unit supporting framing) and be designed per one of the following:A) engineered solution, complete with structural details, architectural access and guard construction, etc.;or B) deferred submittal, requiring general details providing performance requirements(e.g, loads, stair and guards requirements,etc.). For either design solution,the building drawings must include supplemental framing to support the platform off the existing roof(e.g., blocking under the roof sheathing, etc.).
