• <br /> The existing parking layout show on the original submittal was discussed with <br /> Ruben Sanchez and city staff. In order to not reduce the stall count on the upper <br /> garage level and thus reduced revenue, It was decided that the parking area will be <br /> restriped per the current layout. <br /> 3. Sheets A1.11 and A1.12 indicate that the parking deck surface will have a new waterproof <br /> membrane applied. This work results in restriping of the parking spaces, including the <br /> accessible parking. The parking structure shall provide the required number of accessible <br /> parking spaces per IBC Table 1106.4. Based on the number of spaces indicate for the <br /> Top Deck, 2%of the available spaces for the entire garage shall be accessible. Additional <br /> documentation substantiating the accessible parking spacing shall be submitted for <br /> review. Van accessible spaces shall be provided per Section 1106.5. Spaces shall be <br /> distributed on all levels per 1106.6. Accessible spaces shall be provide with routes to the <br /> accessible means-of-egress per Section 1104.3. See IEBC Sections 806.1, and 705.1 <br /> { and 705.2. <br /> Upper Parking Deck and Total Facility parking counts have been added to sheet <br /> A1.11. The van accessible stall is located on the lower street level with the <br /> remaining ADA stalls distributed throughout the facility. the ADA parking stalls on <br /> all levels are located on and accessible path of travel near the elevator at the center <br /> of the building similar to those shown on the upper deck plan sheets A1.11 and <br /> A1.12. <br /> 4. Sheet A1.11 shows new accessible spaces on both sides of the elevator core. See IBC <br /> Section 1101.2The following comments shall be addressed: <br /> a. The boundary of the spaces immediately adjacent to the core is not defined. <br /> Striping consistent with Detail E4/A1.11 shall be shown to confirm that the required <br /> minimum dimensions are provided. See 107.2.1. <br /> Existing ADA stall layout meets or exceeds the minimum required <br /> dimensions shown on Detail E4/A1.11. <br /> b. The minimum accessible clearance shall be provide between the elevator entrance <br /> and the adjacent parking space. See ICC A117.1-09 Section 304 and Chapter 4. <br /> Existing parking layout exceeds the 60"minimum clearance required. <br /> c. The locations of the van-accessible spaces shall be specified on the plans. <br /> See response to comment#3 above. <br /> 5. Detail E4/A1.11 specifies the access aisle on the driver-side of the van-accessible parking <br /> space. The aisle shall be located on the passenger-side for angled parking spaces. See <br /> IBC Section 1101.2 and ICC A117.1-09 Section 502.4.1. <br /> The required Van accessible stall is existing and is located on the street parking <br /> level. <br /> 6. Accessible parking spaces shall be provided with signage per IBC Section 1111.1. The <br /> signs shall comply with ICC A117.1-09 Section 502.7, including additional requirements <br /> for van-accessible spaces. Details specifying the requirements for the signs shall be <br /> provided. Note that the requirements to provide signs are not exempt where painted <br /> accessible symbols per Detail E2/A1.11 are provided on the parking surface. See IBC <br /> Section 1101.2. <br /> 7. 13 <br />
