Review comments are listed below with our responses in Italics below. <br /> ARCHITECTURAL <br /> 1. Work on existing buildings shall comply with the IEBC. The IEBC provides three <br /> alternative methods for performing work: The Prescriptive Compliance Method (Section <br /> 301.1.1), the Work Area Method (301.1.2), and the Performance Compliance Method <br /> (301.1.3). The method selected for the project should be specified in the General Notes <br /> on Sheets A1.11 and A1.12. A statement should be provided clarifying the types of work <br /> that are included in the project (e.g., repairs, additions, change of occupancy, etc.) and <br /> referencing the appropriate IEBC sections. The comments provided herein presume the <br /> project will comply with the Work Area Method of Chapter 5. Based on a review of the <br /> architectural drawings, the proposed project appears to include the following work: Level <br /> 2 Alternations (Chapter 8). Additional and alternative types of work required for the project <br /> shall be identified by the designer-of-record. Additional comments may be pending. See <br /> IBC Sections 301.1 and 504.1. <br /> Work Area Method of compliance method has been added to the General Plan notes. <br /> This project falls under the IEBC Chapter 6, Repairs. The scope of the architectural <br /> elements should be deemed to fall under 602.2—New and replacement materials. A <br /> statement has been added to the General Plan notes clarifying the type and scope <br /> of the work being performed. While the concrete work falls under the definition of <br /> repair, the upper parking level membrane replacement should be classified as a <br /> Level I Alteration as defined in Chapter 7. While the upper level may be classified <br /> as the roof, the waterproofing membrane materials being installed does not <br /> necessarily constitute roofing. <br /> 2. The parking layout must be consistent with current City of Everett Standards (Drawing <br /> #340), including, but not limited to, parking aisle widths and parking stall dimensions. It <br /> appears that multiple dimensions on Detail E41A1.11 may not satisfy this standard. <br /> Additional comments from Public Works maybe pending.
