It appears that multiple dimensions on Detail <br /> E4/A1.11 may not satisfy this standard. Notably, the space and loading aisle widths for <br /> the accessible spaces are less than required. The response states that the City of Everett <br /> has approved striping that does not meet the standard, which is not acceptable. All new <br /> striping shall conform to Drawing #340. The detail shall be revised. See IBC Section <br /> 107.2.1. <br /> Complete compliance with City of Everett Standards #340 cannot be achieved <br /> without significant loss of parking spaces and revenue. Please see attached letter <br /> from Chris Lark at Facilities and contact Paul McKee regarding compliance with city <br /> standards for parking dimensions. <br /> It is my understanding from conversations between Paul McKee and Facilities that <br /> Everett Standards #340 does not apply to parking structures. Detail E4/A1.11 has <br /> been deleted. The parking plan now shows paint striping dimensions and layout <br /> dimensions for the proposed parking layout of the upper level. The Accessible <br /> parking stalls are to be restriped to current ADA requirements. <br /> 3. Sheets A1.11 and A1.12 indicate that the parking deck surface will have a new waterproof <br /> membrane applied. This work results in restriping of the parking spaces, including the <br /> accessible parking. The parking structure shall provide the required number of accessible <br /> parking spaces per IBC Table 1106.4. Based on the number of spaces indicate for the <br /> Top Deck, 2% of the available spaces for the entire garage shall be accessible. Additional <br /> documentation substantiating the accessible parking spacing shall be submitted for <br /> review. Van accessible spaces shall be provided per Section 1106.5. Spaces shall be <br /> distributed on all levels per 1106.6. Accessible spaces shall be provided with routes to <br /> the accessible means-of-egress per Section 1104.3. See IEBC Sections 806.1, and 705.1 <br /> and 705.2. <br /> This comment has not been addressed. The original comment is provided below. The <br /> response states that one van accessible space is provided at the"lower street level". Note <br /> that this space must be located within the structure to count towards the van-accessible <br /> requirement; spaces located in the street right-of way do not qualify. In addition, the <br /> existing space shall meet current dimensional requirements or shall be improved to meet <br /> the current standards. In addition, a minimum of two van-accessible spaces are required <br /> per IBC Section 106.5 based on the minimum 9 accessible spaces required. The minimum <br /> number of spaces required by IBC Sections 1106.4 and 1106.5 shall be provided <br /> regardless of the exceptions in IEBC Section 705.2 due to the required restriping. Note <br />
