Work on existing buildings shall comply with the IEBC. The IEBC provides three alternative <br /> methods for performing work: the Prescriptive Compliance Method (Section 301.1.1), the <br /> Work Area Method (301.1.2), and the Performance Compliance Method (301.1.3). The <br /> method selected for the project should be specified in the General Notes on Sheets A1.11 <br /> and A1.12. A statement should be provided clarifying the types of work that are included in <br /> the project (e.g., repairs, additions, change of occupancy, etc.) and referencing the <br /> appropriate IEBC sections. The comments provided herein presume the project will comply <br /> with the Work Area Method of Chapter 5. Based on a review of the architectural drawings, <br /> the proposed project appears to include the following work: Level 2 Alternations (Chapter <br /> 8). Additional and alternative types of work required for the project shall be identified by <br /> the designer-of-record. Additional comments may be pending. See IBC Sections 301.1 and <br /> 504.1. <br /> 2. The parking layout must be consistent with current City of Everett Standards (Drawing #340), <br /> including, but not limited to, parking aisle widths and parking stall dimensions. It appears <br /> that multiple dimensions on Detail E4/A1.11 may not satisfy this standard. Additional <br /> comments from Public Works maybe pending. See IBC Section 107.2.1. <br /> Accessibility: <br /> 3. Sheets A1.11 and A1.12 indicate that the parking deck surface will have a new waterproof <br /> membrane applied. This work results in restriping of the parking spaces, including the <br /> accessible parking. The parking structure shall provide the required number of accessible <br /> parking spaces per IBC Table 1106.4. Based on the number of spaces indicate for the Top <br /> Deck, 2% of the available spaces for the entire garage shall be accessible. Additional <br /> documentation substantiating the accessible parking spacing shall be submitted for review. <br /> Van accessible spaces shall be provided per Section 1106.5. Spaces shall be distributed on <br /> all levels per 1106.6. Accessible spaces shall be provide with routes to the accessible <br /> means-of-egress per Section 1104.3. See IEBC Sections 806.1, and 705.1 and 705.2. <br /> 4. Sheet A1.11 shows new accessible spaces on both sides of the elevator core. See IBC <br /> Section 1101.2The following comments shall be addressed: <br /> a. The boundary of the spaces immediately adjacent to the core is not defined. Striping <br /> consistent with Detail E4/A1.11 shall be shown to confirm that the required minimum <br /> dimensions are provided. See 107.2.1. <br /> b. The minimum accessible clearance shall be provide between the elevator entrance and <br /> the adjacent parking space. See ICC A117.1-09 Section 304 and Chapter 4. <br /> c. The locations of the van-accessible spaces shall be specified on the plans. <br /> 5. Detail E4/A1.11 specifies the access aisle on the driver-side of the van-accessible parking <br /> space. The aisle shall be located on the passenger-side for angled parking spaces.
