Accessible parking spaces shall be provided with signage per IBC Section 1111.1. The signs <br /> shall comply with ICC A117.1-09 Section 502.7, including additional requirements for van- <br /> accessible spaces. Details specifying the requirements for the signs shall be provided. Note <br /> that the requirements to provide signs are not exempt where painted accessible symbols <br /> per Detail E2/A1.11 are provided on the parking surface. See IBC Section 1101.2. <br /> Structural <br /> General: <br /> 1. The structural drawings (i.e., Sheets SO.0 through S.10) are printed on 34-inch x 44-inch <br /> sheets. The maximum sheet size for submittal drawings to the City of Everett is 30-inch x <br /> 42-inch sheets. Revised drawings not exceeding the maximum size shall be resubmitted. <br /> Note that the architectural plans have been prepared on 24-inch by 36-inch plans; we <br /> recommend resizing the drawings to match these plans for consistency. See the <br /> Commercial Buildings Submittal Checklist available on the City of Everett website: <br /> httos://everettwa.gov/DocumentCenter/View/119/Commercial-ChecklistTenant-Improvement-PDF <br /> Drawings exceeding the maximum size will not be accepted. <br /> 2. Work on existing structures shall comply with the IEBC. The IEBC provides three alternative <br /> methods for performing work: the Prescriptive Compliance Method (Section 301.1.1), the <br /> Work Area Method (301.1.2), and the Performance Compliance Method (301.1.3). The <br /> method selected for the project should be specified in the General Notes on Sheet SO.0. A <br /> statement should be provided clarifying the types of work that are included in the project <br /> (e.g., repairs, additions, change of occupancy, etc.) and referencing the appropriate IEBC <br /> sections. The comments provided herein presume the project will comply with the Work <br /> Area Method of Chapter 5. Based on a review of the construction drawings, the proposed <br /> project appears to include the following work: Repairs (Chapter 6). Additional and <br /> alternative types of work required for the project shall be identified by the designer-of- <br /> record. Additional comments may be pending. See IBC Sections 301.1 and 502.1. <br /> 3. The structural drawings include work that has been deferred by the engineer-of-record <br /> (EOR). A statement of deferred submittals is provided in the"General"section of the <br /> General Structural Notes on Sheet SO.0. The statement shall specify that the EOR is <br /> required to review the deferred submittals and verify conformance with the construction <br /> documents. See IBC Sections 107.2.1, 107.3.4, 107.3.4.1, and 107.4. The following shall <br /> be added to the list of deferred submittals: <br /> a. Temporary shoring. <br /> 4. The notes for the FRP System provided in the General Structural Notes on Sheet SO.0 <br /> appear to have been prepared for another project. For example, the "Design Strength" <br /> paragraph under the"Renovation"section states that FRP system shall be designed per the <br /> criteria in the"wall/beam elevations", which do not appear to be provided or required in this <br /> project. The notes should be reviewed and revised as needed.
