•
Mr. Ruben Sanchez
City of Everett
Plan Check Number: B1812-022, First Building Review
January 14, 2019
6. Accessible parking spaces shall be provided with signage per IBC Section 1111.1. The signs
shall comply with ICC A117.1-09 Section 502.7, including additional requirements for van-
accessible spaces. Details specifying the requirements for the signs shall be provided. Note
that the requirements to provide signs are not exempt where painted accessible symbols
per Detail E2/A1.11 are provided on the parking surface. See IBC Section 1101.2.
Structural
General:
1. The structural drawings (i.e., Sheets SO.0 through S.10) are printed on 34-inch x 44-inch
sheets. The maximum sheet size for submittal drawings to the City of Everett is 30-inch x
42-inch sheets. Revised drawings not exceeding the maximum size shall be resubmitted.
Note that the architectural plans have been prepared on 24-inch by 36-inch plans; we
recommend resizing the drawings to match these plans for consistency. See the
Commercial Buildings Submittal Checklist available on the City of Everett website:
httos://everettwa.gov/DocumentCenter/View/119/Commercial-ChecklistTenant-Improvement-PDF
Drawings exceeding the maximum size will not be accepted.
2. Work on existing structures shall comply with the IEBC. The IEBC provides three alternative
methods for performing work: the Prescriptive Compliance Method (Section 301.1.1), the
Work Area Method (301.1.2), and the Performance Compliance Method (301.1.3). The
method selected for the project should be specified in the General Notes on Sheet SO.0. A
statement should be provided clarifying the types of work that are included in the project
(e.g., repairs, additions, change of occupancy, etc.) and referencing the appropriate IEBC
sections. The comments provided herein presume the project will comply with the Work
Area Method of Chapter 5. Based on a review of the construction drawings, the proposed
project appears to include the following work: Repairs (Chapter 6). Additional and
alternative types of work required for the project shall be identified by the designer-of-
record. Additional comments may be pending. See IBC Sections 301.1 and 502.1.
3. The structural drawings include work that has been deferred by the engineer-of-record
(EOR). A statement of deferred submittals is provided in the"General"section of the
General Structural Notes on Sheet SO.0. The statement shall specify that the EOR is
required to review the deferred submittals and verify conformance with the construction
documents. See IBC Sections 107.2.1, 107.3.4, 107.3.4.1, and 107.4. The following shall
be added to the list of deferred submittals:
a. Temporary shoring.
4. The notes for the FRP System provided in the General Structural Notes on Sheet SO.0
appear to have been prepared for another project. For example, the "Design Strength"
paragraph under the"Renovation"section states that FRP system shall be designed per the
criteria in the"wall/beam elevations", which do not appear to be provided or required in this
project. The notes should be reviewed and revised as needed. See IBC Section 107.2.1.
3200 Cedar Street 0 425.257.8800 ® everettpw@everettwa.gov
0 Everett,WA 98201 425.257.8882 fax everettwa.gov
  5
