Sheet A2 includes a partial Main Floor Plan 1. A plan for the entire house should be provided. <br /> The plan should show the locations of all walls, doors, and windows. The use of each room <br /> should be stated. See Section R106.1.1. Floor plan has been updated to include the entire <br /> existing floor plan. (sheet A2) <br /> 2. Continuing with the previous comment, it appears that unpermitted work may have been <br /> performed. Review of the City of Everett and Snohomish County records, along with photo- <br /> documentation of the house, indicates multiple discrepancies. Real estate photos indicate that <br /> the building interior has been recently modernized. The presence of unpermitted work should <br /> be investigated and included in the construction drawings as new work. Wall finishes may need <br /> to be removed to allow inspection of new work per Sections R109.1.2 and R109.1.4. See <br /> Sections 105.1. Possible unpermitted conditions include but are not limited to: <br /> a. The fireplace in the living room is missing from the south exterior wall. <br /> b. The bedroom adjacent to the Master Bedroom is not included in the previous permit <br /> drawings. An emergency egress window is required. <br /> c. Interior walls throughout the house appear to have been altered, including but not limited <br /> to: between the Kitchen and Diving Room, the widened hallway door into the Office (i.e., <br /> room providing access to the rear Family Room), and closet spaces access from the Kitchen <br /> and hallway. Other spaces such as the central bathroom and south bedroom should be <br /> reviewed. <br /> d. The south wall separating the Bedroom and the Family Room. This wall should be in the <br /> same plane with the Kitchen/Bathroom wall, but it appears farther north in the partial plan. <br /> Note that this is bearing wall supporting roof trusses. <br /> e. Modifications to the electrical and plumbing systems. <br /> f. Installation of gas piping and appliances. <br /> g. Installation of a wood stove in the living room. These potential past items are beyond the <br /> scope of this project and are not addressed in this permit. <br /> 3. Specify the location of all smoke alarms per Section R314.3(WAC). A note should be provided <br /> requiring the alarms to be interconnected and provided with back-up battery power per Section <br /> R314.3.1. Note has been added to plan. <br /> 4. The Main Floor Plan 2/A2 indicates a carbon-monoxide detector. The record documents for the <br /> house indicate that the heating system is electrical heaters. Verify if gas appliances are present <br /> and show the locations. See Sections R106.1.1 and R315.3(WAC). Heating is electric and no <br /> gas is provided to the home, however there is a pellet stove in the living room so for good <br /> measure we have shown a carbon monoxide detector. <br /> 5. The Main Floor Plan 1/A2 indicates demolition of an interior wall. This appears to be a bearing <br /> wall supporting a portion of the roof system above per Section 3/A2 and Roof Plan 3/A3. The <br /> plan does not clearly indicate that the existing girder truss is designed to support the trusses <br /> over the garage and span across the proposed opening. Additional framing, including but not <br /> limited to beams, posts, and foundations, may be required.
