Material and fastener <br /> requirements should be specified in the drawings. See Sections R106.1.1 and R801.2. Section <br /> was drawn incorrectly and has been revised to match roof plan. Per builder, the existing roof <br /> system is truss built and bears on exterior walls. No revisions are proposed at this time. <br /> During demo, if it appears that walls proposed to be removed are load-bearing we will have our <br /> structural engineer address any needed changes. Furthermore, the cross section was moved to <br /> sheet 3 to accommodate the larger main floor plan. <br /> 6. Continuing with the previous comment, the girder truss appears to span over a portion of the <br /> existing Dining Room. While this appears to be an existing condition, we recommend verifying <br /> the support conditions and load paths for the roof in this area. See Sections R106.1.1 and <br /> R801.2. Per previous comment, if site conditions differ during demo, we will address them at <br /> that time. <br /> 7. The north side of the proposed bathroom is an exterior wall for the garage. The wall is being <br /> converted to habitable space and is required to comply with the insulation requirements for new <br /> construction. The wall should be insulated to a minimum thermal rating of R-21. See WSEC-15 <br /> Section R502.1. Detail 5/A3 has been added to plan depicting that portion of wall to be R-21. <br /> Section bug added to floor plan on sheet A2. <br /> 8. The proposed project involves adding conditioned space to the house. The project should <br /> include a minimum of 0.5 energy credits per WSEC-15 Section R406.2(4). The option from <br /> Table R406.2 should be specified in the drawings. Option 5a is indicated in the notes on sheet <br /> Al for a total of 0.5 credits. No correction provided. <br /> 9. A detail should be provided for the infill in the north exterior wall. The infill partially overlaps <br /> the new bathroom and should be insulated to a minimum thermal rating of R-21. See Section <br /> R106.1.1. Detail 5/A3 added. <br /> 10.The laundry area should be provided with local exhaust per IRC Sections M1507.4. The dryer <br /> exhaust duct should comply with IRC Section M1502.4. 80 cfm exhaust fan has been added to <br /> floor plan at A2. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
