.
•
Residential Plumbing Sewer and Drainage Investigation
Site Address:
1902 Lombard Ave
Everett, WA 98201
Plumbing and Drainage Inspector:
Steve's Plumbing LLC
19707 64th Ave W,#108
Lynnwood,WA 98036
House Specifics:
• House currently has a backwater valve on side sewer? No
• House has downspouts connected to side sewer? Line has no other downspout drains or sewer
lines entering side sewer.
• Depth and Location of proposed Backwater Valve Location. Recommend Backwater Valve at
first clean out approximately 9 feet deep.
• Additional Comments: 3' out of house line turns into plastic and 4' out is a clean out going in the
same direction.
Plumbing,Sewer,or Drainage Problems Identified:
1) House is not protected from surcharge events.
Suggested Solution:Install back water valve at recommended location.
2)2' out of house line has a break with standing water.
Suggested Solution:Excavate and repair.
3)Area drain may need to be relocated so as not to flood basement when backwater valve is inacted.
As-built Plumbing and Sewer Sketch
See Attached
C61:__3)
