The following comments should be addressed for the smoke and CO alarms: <br /> a. General Note 1 on sheet 3 should require the alarms to be wired to the building's main <br /> electrical system and provide with back-up battery power. <br /> b. The alarms outside Bedroom B and the new bathroom are required to comply with the <br /> distance requirements of Sections R314 Item 4 and R314.3.1. Specify additional <br /> performance requirements based on the location(s). <br /> 4. Construction Note 7 on Sheet 3 states to install grab bars"per detail shown". The referenced <br /> detail(s) is not included. See Section R330.8 <br /> 5. Sheet 4 appears to include unused deck details. It is noted that the Garage Framing Plan <br /> 1/Sheet 1 references Detail 1/Sheet 4 for a ledger connection. The deck details are not <br /> suitable; details consistent with the proposed work should be included. See Sections R106.1.1 <br /> and R301.1. <br /> 6. The exterior walls and ceiling for the converted garage enclose new conditions space. <br /> Insulation complying with WSEC Table R 402.1.1 should be specified in the drawings. <br /> 7. Energy credits per WSEC Table R406.3 are listed on Sheet 3. The credits do not include the <br /> fuel normalization credit per Table R406.2. Based on Construction Note 1 indicated electric- <br /> resisting heating, a credit of-1.0 per Item 3 is required. Additional credits from Table R406.2 <br /> are required. Alternatively, the heating system should be revised. <br /> 8. The new bathroom should specify exhaust fans including the minimum required performance <br /> rates per IRC Table M1505.4.4(1). <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
