• •
Drew Martin
From: Drew Martin
Sent: Monday, March 22, 2021 5:56 PM
To: restechusa@gmail.com
Subject: City of Everett Permit Services: 318 SE Everett Mall Way, Suite 101 (B2101-053) - Second
Building Intake Review
Mr. Montoya,
I have reviewed the documents submitted in response to the First Building Intake Review emailed on
02/04/2021. Construction-level documents have not been submitted as required in first review. In addition to the
comments in that email, please note the following:
1. The plans submitted are sketch-level representations of the space and are not adequate for the purpose of
issuing a building permit.
2. Only one copy of an original pencil drawings was provided. Two copies of non-revisable documents should be
submitted.
3. The architectural sketches appear to indicate revisions to the floor plan of the space. Construction-level details
are required. The plan must include dimensions, sizes of egress doors and hallways, egress distances, etc. Walls
should be drawn at nominal thicknesses. The plans should use common drafting standards to differentiate
between new and existing work.
4. The occupant load and egress paths should be specified in the architectural drawings. The occupancy
classification of the space and construction type of the building should be specified.
5. The structural sketches in the calculation package do not represent structural drawings. Structural drawings
should be submitted on the same size paper and using a consistent scale as the architectural drawings.
6. The geometry of the framing plan shown in the structural calculations is not consistent with the hand sketches
of the space(i.e., "L" shaped vs rectangular).
7. The framing plan in the structural calculations appears to indicate that the framing above is an office floor. The
building at the provided address does not appear to have two stories. In addition, the drawings do not include a
key plan as directed in the first review comments. The proposed work is not clear.
8. Continuing with the previous comment, the construction type of the building should be specified. Fire-resistive
construction may be required for the structural modifications.
9. The proposed structural modifications appear to occur within the demising wall(s)with the adjacent
spaces. Details should be provided. Fire-resistive construction may be required if the walls are fire-rated
construction. The required fire area(s) should be determined.
10. The project involves modifications to the space. Accessibility improvements should be performed as required
per IEBC Section 705.2.
Please contact me if you have questions.
Drew Martin, P.E.,S.E.
imAssociate Engineer—Commercial Plans Examiner I Permit Services
425.257.8813 13200 Cedar Street, 2nd Floor, Everett,WA 98201
EVERETT Hours: M/W/Th/F: 7:30am-12:0Opm & 1:O0pm-3:OOpm;Tu: 1:00pm-3:00pm
everettwa.gov I Facebook I Twitter
I.
