The floor plans you have submitted show that this building is comprised of a
complete dwelling unit on each of the two floors of the building. This building configuration
constitutes a duplex under the zoning code. Since this property is zoned R-3,a duplex is a
permitted use. Each dwelling unit in the building may have up to eight disabled residents.
Therefore,it no accommodation is necessary to allow the number of residents proposed. The
duplex is permitted subject to providing two off-street parking spaces per dwelling unit in an
approved location, securing building permits for all construction, and compliance with all other
applicable zoning and building code standards.
This determination is appealable to the City of Everett's Land Use Hearing Examiner,Any appeal
must be filed with the City within 10 working days of the date of issuance of this notification.
