However, the submitted documents are not <br /> sufficiently developed for us to perform a comprehensive review at this time. <br /> Information is attached to provide guidance. Revised construction-level documents should be submitted for <br /> review. Two complete sets of the revised drawings should be submitted to replace the previously submitted <br /> drawing sets. Preliminary comments are provided below to assist in revising the drawings, but these are not <br /> intended to provide a comprehensive review. The resubmittal documents should include an itemized <br /> response letter clarifying how the review comments below have been addressed. Depending on your <br /> experience with the model codes and preparing documents, we recommend consulting with a design <br /> professional to assist you. <br /> Review Comments: <br /> 1. The submitted drawings do not provide sufficient clarity for the proposed work. The stated scope of <br /> work appears intended to address fire damage to the house. However, the project also appears to <br /> include additional modifications including but not limited to removal of an interior wall between the <br /> kitchen and living room; see additional comments below. The drawings also include two existing and <br /> one new floor plan that do not consistently show the building layout. Note that the drawings have <br /> been prepared with a CAD program and hand-written information. The drawings should be revised as <br /> follows: <br /> a. It is recommended that all information be performed using the CAD program for clarity. <br /> b. The plans have been prepared on a combination of 11x17 and 8.5x11 sheets, the latter used for <br /> details. All information should be submitted on a single sheet size, preferably the 11x17 <br /> sheets to preserve the true scale of the plans. <br /> c. The drawings should include one existing plan and one proposed plan. Detailed information for <br /> the existing construction should be provided in the existing plan (e.g., existing dimensions as <br /> needed, room names, etc.), but removed from the proposed plan. <br /> d. Walls to be demolished should be shown on the existing plan only. New walls should be shown <br /> on the proposed plan only. Recognized drafting standards should be used to clearly delineate <br /> between existing, demolished, new, and other wall types as occurs. <br /> 2. Continuing with the previous comment,the following comments should be addressed for the <br /> details: <br /> a. The proposed work in the details is not clear. The details do not delineate between new and <br /> existing framing. Framing shown in the details should be consistent with the plans; see <br /> additional comments below. <br /> 1 l2_ <br />
