A general fastener schedule should be provided per IRC Table R602.3(1). <br /> d. Continuing with the previous comment, the make and model of proprietary hardware should be <br /> specified where used for connections. <br /> 3. The project include demolition of a wall between the kitchen and living room. It is understood that <br /> partial removal of this wall has been previously performed. In addition, it is understood that the <br /> building is framed with roof and ceiling joists, not long-span roof trusses supported by the exterior <br /> walls. The interior wall is expected to have been a bearing wall that transferred gravity loading from <br /> the roof and ceiling framing to the floor framing and foundations below. Removal of this wall has <br /> resulted in a load-path issue. The following comments should be addressed: <br /> a. The plans need to include structural framing plans covering at least the area affected by the <br /> demolished wall. The plans should show the size, spacing, and spans of all new and existing <br /> framing in the affected area, including but not limited to roof and ceiling joists, supporting <br /> beams, headers, and walls, and floor joists, beams, posts, and footings and foundations. <br /> b. Continuing with the previous comment, additional new framing appears to be required, <br /> including but not limited to posts and the beam ends, and foundations. A detail should be <br /> provided for the load transfer through the floor framing between the posts and foundations. <br /> c. Details for the new framing and load path(s) should be provided in the construction <br /> drawings. The make and model of proprietary hardware should be specified where used for <br /> framing and foundation connections. <br /> d. The modified load path should comply with the prescriptive limitations of the <br /> IRC. Alternatively, an engineered design may be performed per IRC Section R301.1.3; sealed <br /> and signed drawings and calculations prepared by a professional engineer licensed in the state <br /> of Washington are required per RCW 18.43.010, 18.43.020, and 18.43.070. <br /> 4. The project appears to show additional work including but not limited to the installation of bathroom <br /> and kitchen exhaust fans. This work should be shown in the plans. <br /> 5. The plans should show the location of all smoke and CO alarms per IRC Sections R314 and R315. The <br /> alarms should be hardwired, interconnected, and provided with back-up battery power. <br /> Review of your project will be performed in the order received once the required documentation has been <br /> submitted.
