8. The proposed construction of the exterior decks (north end of the Upper Floor) should <br /> be clarified on the plans. <br /> 9. The stair construction should be detailed on the plans (including a section) to include <br /> rise, run and minimum tread length at the bend. <br /> 10. Structural calculations for the gravity framing members that don't comply with the <br /> prescriptive provisions of the IRC should be provided. Two beam calculations are <br /> included in the back; the locations are not clear, and seismic with overstrength is not <br /> considered. A framing key plan with coordinating beam IDs should be included. <br /> 11.A shear wall key plan with coordinating wall IDs should be provided. Portions of the <br /> lateral design appear to require force-transfer walls with strapping around <br /> openings. Notes on the plans and Detail 2/S-5.0 appear intended to specify strapping, <br /> but it is difficult to follow; the straps used for holdowns vs force-transfer are difficult to <br /> distinguish. <br /> 12.The project includes post-installed anchors in existing concrete. Calculations for these <br /> connections should be provided. The strength and condition of the concrete is <br /> unknown. Documentation substantiating the design strength should be submitted, or <br /> lower-bound values that minimize the available strength should be used. <br /> 13.The building requires additional holdowns. The required locations should be clearly <br /> shown. The connections to the concrete are required to amplify the seismic component <br /> (note - not the net uplift value after deducting gravity loads) with the overstrength <br /> factor. See ACI 318-14 Section 17.2.3.4.2. Vertical seismic effects per ASCE 7-10 <br /> Section 124.2.2 are required. The load combinations per Section 12.4.3.2 should be <br /> used. <br /> 14.The plans indicate retrofit of existing walls to shear walls. This may require post- <br /> installed sill plate anchors in Foundation Details 2/S-2.0, 3/S-2.0, 3/S-3.0, and 4/S-3.0 to <br /> comply with the shear wall schedule and details, which are not provided. The seismic <br /> loads should be designed including overstrength per ACI 318-14 Section 17.2.3.5.2. <br /> 15.The calculations should include design of the floor and roof diaphragms per ASCE 7-10 <br /> Section 12.10.1.1. Collectors should be designed per Section 12.10.2.1. <br /> In order for the processing of your application to continue, it will be necessary to provide the <br /> Building Division with two new sets of revised construction documents reflecting the corrections <br /> requested. Please include a response letter which indicates how the corrections were resolved. <br /> All codes cited refer to the 2015 International Residential Code (IRC), the 2015 International <br /> Building Code (IBC), the 2015 International Mechanical Code (IMC), and/or the 2015 <br /> Washington State Energy Code (WSEC), as amended by the State of Washington and adopted <br /> by the City of Everett. <br /> These comments address building issues only. Additional revisions or additions may be required <br /> by other departments (such as Utilities, Traffic, Planning or Fire).
