Upon submittal of the revised documents, your application <br /> will be given priority and the review will recommence. <br /> Architectural <br /> 1. The foundation details on Sheet A3 specify minimum clearances above the adjacent grades. <br /> The details should require a minimum clearance of 8 inches and 2 inches to exposed earth and <br /> hard surfaces, respectively. Alternatively, the wall framing, sheathing, and siding should be <br /> revised to be decay-resistant construction. See Section R317.1, and IBC Sections 2304.12.1.2 <br /> and 2304.12.1.5. <br /> 2. The Upper Floor Framing Plan on Sheet A7 specifies draft stop and the floor mid-point per <br /> Section R302.12. The draft stop material (e.g., GWB, plywood) should be specified. <br /> 3. Sheet A8 includes a note requiring the guards to be designed per the loads of Table 301.5. The <br /> note should require the design to be reviewed and approved by the architect-of-record (AOR) <br /> prior to construction. Alternatively, a detail should be included in the construction drawings for <br /> review. See Section R106.1. <br /> 4. The Main Floor Plan on Sheet A6 should specify smoke and carbon monoxide alarms per <br /> Sections R314.2.2(WAC) and R315.2.2(WAC), respectively. Smoke alarms should be <br /> interconnected per Section R314.5. Combination alarms are permitted per Sections R314.5 and <br /> R315.4. <br /> 5. Bedroom 5 on Sheet A8 should be provided with a smoke alarm. See Section R314.2.2(WAC) <br /> Structural <br /> 1. Shear Wall Note 2 on Sheet S2 stated that post-installed anchors may be used in lieu of CIP <br /> AB. This will require additional analysis per ACI 318-14 Section 17.2.3.5.3. Alternatively, the <br /> post installed connections should be removed. Note that the cast-in-place anchors should <br /> comply with amendments to ACI Section 17.2.3.5.2 per IBC Section 1905.1.8 unless they are <br /> designed as indicated above. <br /> 2. The shear wall design appears to use the segmented wall procedure of APA SDPWS-15 Section <br /> 4.3.5.1. Holdowns are required at the ends of multiple second story walls and are connected to <br /> beams. Beams, framing supporting the beams (e.g., posts), and the connections including at <br /> the foundation, are required to be design including overstrength on the seismic component and <br /> vertical seismic effects. See ASCE 7-10 Sections 12.3.3.3, 12.4.2.2, and 12.4.3.2. Per <br /> correspondence with the engineer-of-record, loading information was provided to the AOR. <br /> However, the gravity beams do not appear to include the required seismic loads. In addition, <br /> the information provided by the FOR does not appear to include vertical reactions along the <br /> north elevation.
