The design does not appear to use this <br /> frame. Correspondence from the FOR appears to indicate that the frame is used at the garage, <br /> but the revised Sheet S4 (sent electronically) appears to indicate the frame has been <br /> eliminated. If the frame is used, it appears modifications to Sheet SO, including changes to the <br /> supporting concrete foundations, are required based on the EOR's response. See IBC Sections <br /> 107.2.1 and 1603.1. <br /> 4. Detail 12/S3 appears to include a beam-to-shear wall connection that conflicts with the portal <br /> framing nailing on Sheet S4. The nail spacing in Detail 12 is larger, and does not comply with <br /> the requirements for portal frames in the IRC, IBC, and APA Report TT-100F. Please clarify the <br /> intended use of this detail and revise as needed. See IBC Section 107.2.1. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
