Structural ZVELT ENGINEERING DESIGN, PLLC (ZED) Review Structural Engineering Letter Item #3: Sheet S4 includes elevations for a portal frame. The design does not appear to use this frame. Correspondence from the FOR appears to indicate that the frame is used at the garage, but the revised Sheet S4 (sent electronically) appears to indicate the frame has been eliminated. If the frame is used, it appears modifications to Sheet SO, including changes to the supporting concrete foundations, are required based on the EOR's response. See IBC Sections 107.2.1 and 1603.1. ZED Answer: Sheet S4 has been revised and the design includes portal frame at the garage location. No raised stem walls are required left and right shear walls at the garage. Item#4: Detail 12/S3 appears to include a shear wall to beam connection that conflicts with the portal framing nailing on Sheet S4. Specifically, the nail spacing in Detail 12 is larger, and does not comply with the requirements for portal frames in the IRC, IBC, and APA Report TT-100F. Please clarify the intended use of this detail. ZED Answer: Detail 12/S3 refers to a header extended over left and right panels of shear walls to meet the aspect ratio criteria at the Pantry corner location on the main floor. Nail spacing was revised to comply with the shear wall nailing requirements at this location. Zvelt Engineering Design, PLLC reviewed the comments listed on the city's review letter.
