Structural
ZVELT ENGINEERING DESIGN, PLLC (ZED) Review
Structural Engineering
Letter
D
Mr. Drew Martin ©!Ell /c ;:rTs\
City of Everett Permit Services `
cr
3200 Cedar Street, 2nd Floor / {a;.
Everett, WA 98201 on
Ci n l
September 18, 2020 1 rvicesi
e
ZED Project: 20-108
Subject: Revision for Svetleachni Residence located at the address 7018 Beverly Blvd, Everett,
WA 98203.
City of Everett— B2007-007
Dear Mr. Martin:
The purpose of this letter is to respond to the City of Everett review of September 18, 2020.
Item numbers below correspond to the items listed on the City's Review Letter.
Structural
Item #1:
Shear Wall Note 2 on Sheet S2 stated that post-installed anchors may be used in lieu of CIP AB. This
will require additional analysis per ACI 318-14 Section 17.2.3.5.3. Alternatively, the post installed
connections should be removed. Note that the cast-in-place anchors should comply with amendments
to ACI Section 17.2.3.5.2 per IBC Section 1905.1.8 unless they are designed as indicated above.
ZED Answer: Sheet S2 was revised and post-installed anchors will not be recommended.
Item #2:
The shear wall design appears to use the segmented wall procedure of APA SDPWS-15 Section
4.3.5.1. Holdowns are required at the ends of multiple second story walls and are connected to
beams. Beams, framing supporting the beams (e.g., posts), and the connections including at the
foundation, are required to be design including overstrength on the seismic component and vertical
seismic effects. See ASCE 7-10 Sections 12.3.3.3, 12.4.2.2, and 12.4.3.2. Per correspondence with
the engineer-of-record, loading information was provided to the AOR. However, the gravity beams do
not appear to include the required seismic loads. In addition, the information provided by the FOR
does not appear to include vertical reactions along the north elevation. Calculations substantiating the
design of the gravity framing supporting discontinuous walls should be revised.
ZED Answer: The shear wall design was based on the segmented wall procedure. Holdowns have
been provided where required following the calculations for each wall segment on the upper and main
floors. Please find attached sheets A6 and A8, pages 18 and 19 on the calculation package. The
locations and values of the forces from the seismic component and vertical effect on the beams below
including the omega overstrength factor and the load combinations have been provided to the AOR to
be considered in the gravity section.
Attachments: Structural S-sheets, upper and main shear wall mark-ups,seismic vertical effect-forces mark-ups.
6619132nd Ave NE,#126 Page 1 2' ; zvelt.eng@outlook.com
Kirkland, WA 98033 425-242-8042
