Please clarify why the impervious calculations and the lot coverage calculations differ on Sheet
L-1. The maximum lot coverage allowed in the R-2 Zone is 40%and the maximum accessory
structure square footage is 1,000 square feet. This is calculated by building footprint(not
measured to the eaves).
KLLA:the buildings footprints have now been measured to the foundations and the square
footage shown for each building;house, garage, covered patio and pavements. The totals are
shown on the plans and the percent of lot coverage shown. The amount of lot coverage is
39.86%. Also note that the sq.footage of the lot is adjusted. The county shows the lot at.21
acres or 9147.6 sq.ft. The survey shows the property dimensions at 119.94 x 75=8996 sq ft.
the area on the survey has been revised and is attached.
The impervious area includes roof area including the roof overhangs, revised pavements but
not pavements under the roof overhang. The adjusted impervious area is 47.4%of the lot.
2. Please show the height calculations on the site plan in accordance with the handout below. The
plans need to show how the average base elevation was calculated.
Building Height Handout: https://everettwa.gov/DocumentCenter/View/723/Building-Height-
Handout-PDF?bidld=
KLLA;the building height calculations are shown on the new sheet L-2.1. The average base
elevation was calculated using the garage finish floor elevation(per survey 5/19)as the base
elevation. The four midpoints represent the grades around the garage building and proposed
covered patio either existing or proposed. The grades around the garage building are
relatively level, not exceeding 9". Also see detail 5 on sheet L-2. See also base elevation
survey form provided by the surveyor of record.
