• <br /> EV E R E T T CORRECTION AND COMMENTS MEMORANDUM <br /> WASHINGTON TO: Micah Diamond, micand@chnwbuilds.com <br /> FROM: Kelsey Heyd,Associate Planner, khevd@everettwa.gov <br /> DATE: 3.20.2021 <br /> SUBJECT: Planning Division Corrections &Comments—Proposed DADU <br /> LOCATION: 1507 Rucker, Everett,WA <br /> PERMIT#s: B2101-021, REVI21-015 <br /> A review of this project has been conducted by the Planning Division and it has <br /> been determined that the following revisions should be made and/or the <br /> following conditions must be met.These comments are only in relation to the <br /> land use code and do not account for all possible comments or corrections from <br /> other departments.Additional comments or corrections may be required upon <br /> review of the requested information. <br /> PLANNING DIVISION COMMENTS <br /> 1. Parking. In accordance with EMC 19.34, 2 parking stalls are required for the <br /> principal dwelling unit and 1 additional parking stall is required for the <br /> proposed DADU. Required parking must be constructed of a "durable <br /> surface"and gravel is not considered durable for the purposes of meeting <br /> this requirement. Please revise the site plan such that it clearly identifies the <br /> 3 required parking stalls on site and proposed surfacing materials. <br /> 2. DADU Application and Fee.An ADU application and checklist are required <br /> for all(D)ADU requests.A project number of REVI21-015 has been assigned <br /> but is considered incomplete until the minimum submittal items and fee are <br /> provided.A required fee of$567 is required for this application. Please pay <br /> at your earliest convenience by calling 425.257.8731 and referencing the <br /> project number or you can pay via check, made out to City of Everett,and <br /> mailing to the following: <br /> City of Everett Planning Dept. <br /> 2930 Wetmore Ave,STE 8A <br /> Everett,WA 98201 <br /> 3. Height Calculations.The height calculations and details provided throughout <br /> the plans are inconsistent;the ABE is noted as 100.7'with a peak at 119.1' <br /> Planning but the elevation labels show 13.5'+/-from ABE. In accordance with Table <br /> 22-2 in EMC 19.22.020,the maximum height permitted for the DADU is 18'. <br /> 9. 2930 Wetmore Ave,Ste.8A Detached accessory dwelling units accessed from an alley shall measure <br /> Everett,WA 98201 <br /> building heights from the average alley elevation at the rear lot line per EMC <br /> ak 425.257.8731 19.22.060.B.4.
