The building appears to include work at the Main Level that is not consistent with the previously <br /> permitted condition. See records for Permit Number C1301-016. Unpermitted work includes <br /> but is not limited to removal of the of the wall between a bedroom in the northwest corner and <br /> the living room. This should be shown for demolition. Structural modifications may be <br /> required. Framing plans should be provided in this area. Structural calculations may be <br /> required to demonstrate the load path per Section R301.1.3. See Section R106.1.1. <br /> Existing wall added to plans, no changes proposed at main level, except stairs to basement. <br /> Architectural <br /> 1. Section BB/A3 shows a clear height of 6'-8". A minimum height of 7'-0"is required for <br /> habitable spaces and hallways. See Section R305.1. <br /> That is the low beam, which could be 6-4"per R305.1 exception 3 Main ceiling is 7'-1" <br /> 2. The proposed project includes adding 642 SF of new conditioned space to the basement. A <br /> minimum of 3.0 energy credits are required. In addition,the energy requirements for selected <br /> items, such as Item 7, should be listed in the drawings. See WSEC Section R406.3 Item 1. <br /> Now it is 3 credits. <br /> 3. The additional space requires installation of a whole house ventilation system per Section <br /> M1505.4. The location of the system should be specified; it should not be located in a room <br /> that is separated by a door from the remainder of the space. The requirements for the selected <br /> system should be specified in the drawings. <br /> Whole house ventilation system added <br /> 4. The emergency egress window height is measured to the bottom of the window framing. It <br /> should be to the bottom of the clear opening. See Section R310.2.2. <br /> Window sill height is shown now per R310.2.2 <br /> 5. The proposed project includes the addition of smoke and CO alarms. See Sections R314 and <br /> R315. The following comments should be addressed: <br /> a. Floor plans for the upper levels should be provided showing the locations of alarms on all <br /> levels. The use of each room should be specified. <br /> Existing smoke and CO alarms on upper floors are shown now, <br /> b. The alarms should be interconnected and provided with back-up battery power. <br /> New and existing smoke and CO alarms interconnected shown now. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
