The"Scope of Work"listed on Sheet S-4 includes multiple items that aren't shown on the plans. <br /> See Section R106.1.1. The following items should be specified in the drawings: <br /> a. New fireplace insert and exterior propane tank locations (Item 16). <br /> b. New plumbing fixtures (Item 17). Specify clearances where they have changed from the <br /> existing conditions. See Section R307. <br /> Architectural <br /> 1. The house includes gas-fueled appliances and requires carbon monoxide detectors per Section <br /> R315. The locations and performance requirements should be specified in the drawings. <br /> 2. The construction drawings should include a note requiring the smoke and CO alarms to be <br /> hardwired, interconnected, and provided with back-up battery power as required. Alarm <br /> clearances should comply with Section R314.3 Item 4 and Section R314.3.1. <br /> 3. The minimum thermal performance requirement for the new windows should be specified. See <br /> WSEC Section R402.1.1. <br /> 4. Additional details and requirements should be included in the construction drawings for the <br /> replacement stairs shown in Detail 21/S-4, including but not limited to: <br /> a. Top and bottom landings (Section R311.7.6). <br /> b. Guards should be specified on both sides of the stairway as required (Section R312.1.1). <br /> c. Minimum guard height (Section 312.1.2) <br /> d. Guard opening limitations (Section R312.1.3). <br /> e. Minimum 200-pound design load for guard and connection design (Table R301.5). <br /> Structural <br /> 1. The proposed project includes structural work. Structural drawing should be submitted that <br /> include foundation and framing plans, sections, details, construction schedules, fastening <br /> schedules, materials requirements, general notes, special inspection requirements, etc. The <br /> drawings should substantiate compliance with the prescriptive requirements of the IRC. See <br /> IRC Sections R106.1.1 and R301.1. <br /> 2. Continuing with the previous comment, all existing foundations and framing being modified, <br /> included in the modified load path, or impacted by the structural modifications should be shown <br /> in the structural foundation and framing plans. See Section R106.1.1 and R301.1. <br /> 3. The modified load paths should comply with the prescriptive limitations of the <br /> IRC. Alternatively, an engineered analysis and design may be performed per IRC Section <br /> R301.1.3; sealed and signed drawings and calculations prepared by a professional engineer <br /> licensed in the state of Washington are required per RCW 18.43.010, 18.43.020, and <br /> 18.43.070.
