The proposed structural modifications do not appear to provide a complete gravity load path. <br /> The Floor and Roof plans indicate removal of interior bearing walls and installation of new floor <br /> and ceiling beams. However, the locations of the new framing do no appear to replace the <br /> existing load paths. A complete load path should be provided from the roof to the foundation. <br /> See Sections R106.1.1 and R301.1. Incomplete load paths include but are not limited to: <br /> a. The demolished bearing wall between the Kitchen and Dining Rooms. The wall supports <br /> roof framing to the south. The new floor beams on Sheet S-2 do not replace the load path. <br /> b. The demolished north-south bearing wall between the Dining and Living Rooms. The new <br /> ceiling beams and studs bear on the floor framing, which also runs north-south. Main Floor <br /> Plan/S-2 and Wall Elevation A/S-3 do not include supplemental framing and foundation for <br /> the modified load path. <br /> 5. A general fastener schedule should be provided per IRC Table R602.3(1). Providing a reference <br /> to this table in the drawings does not satisfy this requirement. In addition, the make and model <br /> of proprietary hardware should be specified where used for connections. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
