The building appears to require collectors to transfer diaphragm forces to shear walls. <br />Examples include but are not limited to the Upper Floor walls at Grid 13 on Sheet S7. The FOR <br />is responsible to identify other locations where collectors are required. Calculations <br />substantiating the design of the members and their connections to the walls should be <br />submitted for review. The members should be designed considering combined axial and gravity <br />loads per the load combinations of ASCE 7-10 Section 12.4.2.3 including vertical effects per <br />Section 12.4.2.2. See IBC Section 1613.1. <br />15. The structural calculations for the design of the diaphragms for both wind and seismic loading <br />are not provided and should be submitted for review, including the Roof and Main Floor <br />diaphragm. The building includes walls that are not vertically continuous to the foundation, <br />resulting in a Type 4 Horizontal Structural Irregularity and Type 4 Vertical Structural Irregularity <br />per ASCE 7-10 Tables 12.3-1 and 12.3-2, respectively. The design loads in the diaphragms and <br />their connections to the walls should be increased by 25% per Section 12.3.3.4. See IBC <br />Sections 1609.1 and 1613.1. <br />16. The interior of the roof diaphragm appears to be connected to the shear walls below per Details <br />G/S1 and S/S2. The following comments should be addressed: <br />a. The trusses in the Roof Plan on Sheet S9 should specify the require in -plane loads. See IBC <br />Section 1603.1.8. The design loads should be substantiated by the diaphragm analysis. <br />b. Calculations substantiating Detail S/S2 should be submitted for review. The design should <br />include additional detailing to resist vertical loads and the brace ends. The braces, framing <br />resisting vertical loads, and connections, should be designed using the load combinations of <br />ASCE 7-10 Section 12.4.2.3 including the vertical effects per Section 12.4.2.2. See IBC <br />Section 1613.1. <br />This review has been performed for general compliance with the building codes as adopted and <br />amended by the state of Washington and the city of Everett. Corrections and comments made <br />during the review process do not relieve the project from compliance with code and permit <br />requirements.
