The response <br />states that revised calculations have been provided demonstrating compliance. However, the <br />calculations do not appear to include the required seismic loading. See revised calculation <br />pages B13 and B19 for Beams 4 and 6, respectively, as examples. These beams do not include <br />seismic loads. This comment is not limited to these two beams; all framing (e.g., beams, posts, <br />columns, connections, etc.) supporting discontinuous shear walls should be evaluated and <br />modified as needed. <br />The building includes multiple shear walls that are not continuous to the foundation and are <br />partially or completely supported by beams and posts. This is a Type 4 Vertical Structural <br />Irregularity per ASCE 7-10 Table 12.3-2. The framing supporting the walls and the connections <br />between the walls and framing, connections interconnecting the supporting framing, and <br />connections to the foundations, should be designed including overstrength per Section 12.3.3.3. <br />This includes most of the framing supporting shear walls at the Upper Floor. The load <br />combination of Section 12.4.3.2 including vertical effects per Section 12.4.2.2 should be used. <br />Calculations substantiating the design should be submitted for review. <br />Additional Comments: <br />The garage foundation at Grid D/1-5 on Sheet S4 includes a combination of standard shallow <br />footings and thickened slab. The structural details do not appear to provide a thickened slab <br />detail. The plan does not indicate where the transitions between the two foundation types <br />occur. Note that the foundations support wall and post loads from above. Reference <br />Architectural Comments 4 and 5 related to this issue. The foundation design should be revised <br />as needed. See IBC Section 107.2.1 and 1603.1. <br />This review has been performed for general compliance with the building codes as adopted and <br />amended by the state of Washington and the city of Everett. Corrections and comments made <br />during the review process do not relieve the project from compliance with code and permit <br />requirements.
