2. EXISTING CONDITIONS SUMMARY <br />The entire property consists of 0.42 acres. Runoff generated from the :existing site sheet <br />flows in`a generally northwestern direction. This project will not affect. any off -site flows from <br />passing through or around the site as in the existing conditions. <br />Land use around the site is primarily single-family homes. The parcel associated with this <br />project is partially developed and currently contains a garage (recently removed), gravel <br />driveway and lawn The grades on the site in the area of the proposed SFR and garage are <br />moderate and average approximately 7%. <br />Soil 'Jogs taken by Cobalt Geosciences for a geotechnical investigation were : used to <br />determin&the soils'on-site.`So l logs showed approximately 6 inches of topsoil underlainby <br />loamy sand with gravel to approximately 6 feet below grade. Groundwater was not <br />encountered, but some perched groundwater (mottling) was observed throughout the hand <br />borings. The geotechnical engineer re -visited the site on December 21, .2020 to find a <br />perched groundwater elevation of approximately 191.2'. The 'USDA Web Soil Surveywas <br />also used to show that the site consists of Alderwood gravelly sandy loam and Alderwood- <br />Everett gravelly sandy-loam..General site slopes in the area of disturbance are moderate <br />and average approximately 7 percent. Based on the existing soil information ,and the <br />setbacks of the proposed improvements from.any of the property lines or critical areas there <br />is little potential for erosion or edimentation during construction assuming the basic BMPs <br />included in the SWPPP are installed and. maintained properly. Refer to Figure 2 for an <br />existing basin map. <br />
