Frequently, redlines will be stand-alone and will not have an associated item in this corrections <br /> letter. Likewise, comments below may not have associated redlines. Please indicate to the City that all <br /> redlines have been adequately addressed by providing checkmarks or notes next to the City's redlines. <br /> a. TESC1-Please remove or label as abandoned the existing water main shown on the plans as that <br /> has been abandoned by the City. The City has installed a new 8" water main in Hoyt Ave. Show <br /> this new main,as it is the existing condition. <br /> b. TESC1-Remove shading in parking lot as it is difficult to read demo notes. Note 6 is in the <br /> Construction notes but I do not see inlet protection shown on the plans. A full erosion control <br /> plan is required to address all 13 of Ecology's erosion control elements. In the drainage/SWPPP <br /> report and/or on the plans, show all 13 elements and list which BMPs will be used to satisfy each <br /> element.Then show the elements on the plan.Since this parking lot will not remain and there will <br /> be earthwork, there will need to be construction fencing, traffic control, potentially silt fencing, <br /> inlet protection, construction entrance, dust control,etc. Include on plans. <br /> c. DR1-This drainage plan does not show drainage from the final condition of the project but is <br /> required to. After evaluating for stormwater mitigation per MR1-9 of the City's 2010 stormwater <br /> management manual, show on the plan what the permanent drainage plan will be. Label any <br /> pipes with size, material, slope, and invert and rim elevations of cleanouts. Label the connecting <br /> structures as existing or proposed. <br /> d. DR1-Sheet MD1 is referenced but is not provided in the civil set.Where is this sheet? If it is inside <br /> the building and designed by others, state so, as the civil review is from the point of connection <br /> outside of the building and beyond. <br /> e. DR1-update the background to match the future proposal. This includes the frontage <br /> improvements, the water main, and the parking lot. All of the plan sheets except for the <br /> demo/TESC plan should be future condition.Although the plan elements can be shaded back,they <br /> should all match.These plans are not 100%construction drawings and need to be before the City <br /> can approve them with a permit. <br /> f. SW1-The sidewalk plans need to be significantly updated to match the Rucker Renewal project. <br /> The City has completed the Rucker Renewal project in this area and these frontage improvements <br /> are now the existing conditions. They need to be shown on the plans as the existing conditions. <br /> Perteet did the drawings for the Rucker Renewal project, so you should be able to replace the <br /> background with those plans to make the plans 100% construction drawings rather than the <br /> schematic linework that is currently shown and not constructible. <br /> g. SW1-The driveways shown on the plans are confusing.We understand that the north driveway is <br /> being revised from the existing conditions, however has this change already been made with the <br /> Rucker Renewal or do you need to revise what are now the existing conditions?Only show those <br /> changes that you are revision beyond the new existing conditions. What about the driveway to <br /> the south?Was this driveway installed again for interim use of the existing parking lot before the <br /> addition is constructed or is Imagine Children's Museum no longer using this parking lot? Please <br /> explain. Show sidewalk upgrades for the final proposed condition. If that is eliminating the <br /> driveway and installing full height curb, gutter, and sidewalk, please update with grading details <br /> for constructability.Again,show the museum addition rather than the parking lot to be proposed <br /> plans. <br /> h. SW1-The ramp in front of the lobby but in the right-of-way is unacceptable. The City does not <br /> allow ramping or other structure improvements in the right-of-way.This ramp must be removed <br /> from the frontage, and if necessary, shall be designed inside the building in the lobby. We have <br /> discussed this issue with the Public Works Director and the ramp will not be permitted.
