(ZZA) is providing geotechnical and environmental
engineering services to Rodland Toyota relative to improvements at the existing dealership
located at 6816 Evergreen Way. This letter serves as formal request by ZZA to complete two
(2), fifteen to twenty-foot deep borings within Madison Avenue as part of a subsurface
exploration program near the northern boundary of the site. Attached to this letter please find the
completed Application for Public Works Permit.
Summary
A Phase I Environmental Site Assessment is being completed by ZZA for the subject
property. Data gathering for the ESA disclosed that an automotive service station previously
existed on the southwest corner of the intersection of Madison Avenue and Evergreen Way. The
address of the former service station was 6802 Evergreen Way.
Records indicate that the Underground Storage Tanks (UST's), pump islands, dispensers,
and product lines were removed during the late 1970's or early 1980's. Nevertheless, the
historical operation of the service station presented an unquantified risk, which in our opinion,
necessitated further characterization.
A subsurface exploration was performed on the Rodland Toyota Property in the area
believed to contain the former UST's associated with the gasoline station. Initially, five test pits
were advanced to depths of about 12 feet using the tracked excavator on location for earthwork
phases of construction of the new showroom. The analytical laboratory results indicated that
only one of the test pits contained any relic gasoline-impacted soils.
19231—36th Avenue W,Suite B201 Lynnwood,Washington 98036 (425)771-3304
