Subsurface Ezploration and <br />Proposed 7-Eleven Propem• Geatechnical 6ngineering Reparr <br />Everetr, WruhinR�on Projecr and Site Conditions <br />2.0 PROJECT AND SITE DESCRIPTION <br />This report was completed with an understanding of the project based on a site plan prepared <br />by Loveli-Sauerland & Associates with topographic information, dated November 16, 1994, <br />provided to us by the client. We understand that the property consists of two parcels that will <br />be developed in two phases. Phase I will consist of developing the southern parcel into a 7- <br />Eleven retail foad store and gas station with asphalt paving. The 7-Eleven building will <br />consist of a single-story, concrete masonry unit (CMU) structure with a concrete slab-on-grade <br />floor. The building will occupy the northeast portion of the south parcei. Six pump stations <br />will be located at a canopicd pump island in the central portion of the parcel with access drives <br />Gom both 112'h Street SE and 7'" Avcnae SE. Phase 11 will consist of developing a two-story <br />office building and asphalt parking in the western half of the northern parcel. The office <br />building is anticipated to consist oF wood-frame construction with a slab-on-grade Floor. The <br />eastern half of the northern parcel will utilize the existing lower topography to be developed <br />into a storm water pond. <br />The subject property was locat�d in the northeast quadrant uf the intersection at 112'" Street SE <br />and 7'" Avenue SE in Everett, Washington. Single-family residences bordered the north <br />properry line and multi-family housing bordercd the east properry line. Nonh Creek is located <br />west of the retail strip mall observed on the west side of 7'" Avenue SE. <br />Except for the northeast portion oF the property, the site was (lat duc to previous grading. The <br />existing site elevatiou in the southcrn half of the property matched the bordering roads but <br />increased up to approximately 5 feet above the road ele��ation of 7ih Avenue SE towards the <br />north. The previously filled ground surtace sloped down approximately 6 feet to a drainage <br />ditch, with wa�er flowing wesnvard into a culvert under 7'" Avenue SE. Fiil slopes on the <br />order o( 8 fect high also bordered the western and southern portions of the wet area. Water <br />�vas also observed ro ilow into the wet area from d�e north and into an existing storm warer <br />conveyance system, which crosseJ the northwest and western areas of the properry. The flat, <br />graded area of the sitc was void of major vegetation; however, the lowcr, northeast portion of <br />thc property contained a stand of aldcr trecs bordered by blackberry vines. <br />3A SUI3SURI'ACf G`CPLORATION <br />Our field study included excavating five exploration pits to gain shallow soil and ground water <br />information. The various types of sediments, as well as the depths where characteristi�s of the <br />sediments changed, or where ground water was encountered, are indicated nn the exploration <br />logs presented in the Appendix.
