This email will serve as the review letter. The <br /> comments below should be addressed. Two revised full-sized hard-copies of the drawings should be submitted for <br /> review. An itemized response letter stating how each comment has been addressed should be included with the <br /> drawing. Additional revised documentation, including but not limited structural calculations and other supporting <br /> documentation, should be submitted as required. <br /> Comments <br /> 1. The structural drawings have not been signed. Other information, such as the "Current Set" in the title block <br /> also appears incomplete. Verify if these are the most current drawings that should be reviewed. <br /> 2. The room size is specified as 1,114 SF on Sheet A1.11, but appears to scale to approximately 1,400 SF. The%" <br /> scale on the sheet appears to be printed at the correct size. The room size should be verified. <br /> 3. The occupant load will exceed the 24 occupants specified on Sheet CS00. Based on an occupant load of 20,the <br /> load will exceed 50,triggering additional requirements. If the room size is such that a maximum load of 49 can <br /> be justified,this limit should be stated in the "Building information" and a maximum occupant size should be <br /> specified in the Floor Plan on Sheet A1.11. The sign should comply with IBC Section 1004.9. Additional safety <br /> measures such as providing panic hardware should be considered per Section 1010.1.10. <br /> 4. Continuing with the previous comment, if the occupant load significantly exceeds 49 such that a limit cannot be <br /> reasonably justified, exit signs and interior/exterior emergency egress light should be specified in the <br /> plans. Signs and lighting should be provided with minimum 90-minute back-up power. See IBC Sections 1008.3 <br /> and 1013.1. <br /> 5. Drinking fountains are required per IBC Section 2902.5. The foundations should be accessible per Section <br /> 1109.5. <br /> 6. The proposed is required to comply with the accessibility improvement requirements of IEBC Section 307.5. This <br /> includes accessible routes and toilet facilities serving the areas being altered. Note that the First Floor <br /> bathrooms appears to have accessibility deficiencies, including but not limited to the interior maneuvering <br /> clearance to exit the bathrooms(i.e.,the sinks encroach into the door maneuvering clearance). <br /> Please contact me if you have questions.
