JUL Z 9 2021 <br /> Dear Mr. Martin, CITY OF EVERETT <br /> Permit Services <br /> Please see enclosed our team's responses to City Comments which we received on July 14 of this year <br /> for the partial change of occupancy of the adult education room at Housing Hope Village. Agency <br /> comments are in standard text format, and our responses are in bold italics. <br /> Comments <br /> 1. The structural drawings have not been signed. Other information, such as the"Current Set" in <br /> the title block also appears incomplete. Verify if these are the most current drawings that should <br /> be reviewed. <br /> See enclosed plans. The title sheets have been updated, and include signature. <br /> 2. The room size is specified as 1,114 SF on Sheet A1.11, but appears to scale to approximately <br /> 1,400 SF. The'/"scale on the sheet appears to be printed at the correct size. The room size <br /> should be verified. <br /> See enclosed plans. The room should scale at 38'-6"x 28'-10"yielding just under 1,114 <br /> s.f. <br /> 3. The occupant load will exceed the 24 occupants specified on Sheet CS00. Based on an <br /> occupant load of 20, the load will exceed 50, triggering additional requirements. If the room size <br /> is such that a maximum load of 49 can be justified, this limit should be stated in the"Building <br /> information"and a maximum occupant size should be specified in the Floor Plan on Sheet <br /> A1.11. The sign should comply with IBC Section 1004.9. Additional safety measures such as <br /> providing panic hardware should be considered per Section 1010.1.10. <br /> See enclosed plans. A plaque describing maximum occupant load of 49 has been called <br /> for immediately outside the room. <br /> 4. Continuing with the previous comment, if the occupant load significantly exceeds 49 such that a <br /> limit cannot be reasonably justified, exit signs and interior/exterior emergency egress light should <br /> be specified in the plans. Signs and lighting should be provided with minimum 90-minute back-up <br /> power. See IBC Sections 1008.3 and 1013.1. <br /> See enclosed plans. The E occupancy will be licensed for 22 students, and 2 staff. This, <br /> along with the added occupancy limit sign should address any occupant load concerns. <br /> 5. Drinking fountains are required per IBC Section 2902.5. The foundations should be accessible <br /> per Section 1109.5. <br /> See enclosed plans. A drinking fountain has been called for in the plans. <br /> 6. The proposed is required to comply with the accessibility improvement requirements of IEBC <br /> Section 307.5. This includes accessible routes and toilet facilities serving the areas being <br /> altered. Note that the First Floor bathrooms appears to have accessibility deficiencies, including <br /> but not limited to the interior maneuvering clearance to exit the bathrooms(i.e., the sinks <br /> encroach into the door maneuvering clearance). <br /> 1967 <br /> ARCHITECTURE + DESIGN I I 2017 <br />
