Concurrent with review of the
development application, the Planning Commission and City Council are considering a
proposal to lift that interim ordinance. For the purpose of this application, it is assumed that
the ordinance will be lifted and therefore will not apply.
This is a quasi-judicial proceeding in which the Planning Commission will be making a
recommendation to the City Council after completion of the public hearing.
This application encompasses three different Titles of the Everett Municipal Code —Zoning
(Title 19), Shoreline Master Program (SMP and Title 19, and Land Division (Title 18).
ZONING
STANDARDS SUMMARY
Standard Required P,roposeclilii';l,',
11 11
Density Maximum: 58 units per acre 15 units per acre (100 units)
Building Height Maximum 35-80 feet Approximately 35 feet
Street Setback Minimum 10 feet 10 — 15 feet
Rear Setback Minimum 10 feet 15 feet
Interior Side Setback None' 70-80 feet
Parking 200 spaces 226 spaces
Open Space Minimum 100 s.f. per unit (10,000s.f.) >10,000 s.f.2
Recreation 2.0 Credits 33.5 Credits
Landscaping 10 feet along streets 10-15 feet along streets
5 feet along interior property lines 5—30 feet along interior
property lines
SHORELINE MASTER PROGRAM FINDINGS
Shoreline Master Plan-Environmental Designation: The development site is designated
Urban Multi-Use.
