0 <br />11 <br />Building Height. The proposed DADU exceeds the maximum building height allowed. Detached accessory <br />residential buildings and accessory dwelling units are subject to the height provisions of EMC 19.22.020.A.2; <br />nonalley lots in the R2 zone are permitted a maximum height of 1.5 floors up to 18' maximum. This information <br />is also noted in Accessory Dwelling Unit Checklist item 11(attached). The unit as proposed exceeds this and <br />must be revised to demonstrate compliance with code. Please review the ADU requirements of EMC 19.08.100 <br />and revise the proposal accordingly to demonstrate compliance. <br />Site plan. The site plan included with the application does not appear to have been updated for your latest <br />proposal; it references a new garage only. Please update the site plan to clearly indicate the scope of work <br />included with this particular permit and specify the building dimensions, height calculations, etc. as required by <br />the minimum residential site plan checklist. <br />DADU Land Use Project Number. For reference, the assigned DADU land use project file number is REVI21-055. Since <br />revisions are required for the proposal, I have marked the status as "Incomplete" for now. Upon revising the proposal <br />and re -submitting per the instructions linked below, I will re -review for intake approval and request the required $567 <br />fee accordingly at that time. Upon revising the proposal, please also update the ADU Checklist accordingly. <br />Re -submittal instructions are outlined here; please submit at minimum 2 copies of any revised documents/plans. If you <br />have any Planning related questions, please contact me directly via email. The Unified Development Code is available <br />online, here: https://everett.municipal.codes/EMC/19. <br />These comments are only related to the land use code and do not account for all possible requirements from other <br />departments. In the meantime this permit application is on hold for Planning until the requested revisions have been <br />received demonstrating compliance with the code and submittal checklists. Additional comments or corrections may be <br />required upon review of the requested information. <br />As a side note: thank you for bringing some of the ADU checklist issues to our attention!
