A second <br /> continuous handrail will be added with the best possible extensions allowed by the existing conditions. <br /> Finally,we conform to IEBC 705.1 whereby"...the alteration shall provide access to the maximum extent that is <br /> technically feasible". <br /> 6) The project involves Level 2 Alterations to the building per IEBC Chapter 8.Accessibility improvements per IEBC Section <br /> 705.2 shall be included in the project.Where the building is made to be less than fully accessible per one of the <br /> exceptions,documentation substantiating the limited accessibility improvements shall be submitted for review.Where <br /> Exception 1 is used,the documentation shall itemize the improvements and estimated cost of work associated with <br /> each item.See IEBC Section 806.1. <br /> Response: <br /> IEBC 705.2 Alterations affecting an area containing a primary function states"Where an alteration affects the <br /> accessibility to a,or contains an area of primary function,the route to the primary function area shall be <br /> accessible. The accessible route to the primary function area shall include toilet facilities and drinking fountains <br /> serving the are of primary function." <br /> Our alterations have not changed or affected accessibility to the primary function. Further,the route to the <br /> primary function area remains accessible. Further still,the accessible route to the primary function includes new <br /> ADA toilet facilities. <br /> This Section deals with the route to the primary function. <br /> No Exception is taken in this project because we have not altered the accessible route to the primary function. <br /> This project does not make the primary function less accessible. Accessibility has not been altered. <br /> The Primary Function of this building is the main floor. <br /> In this project,the access to the Primary Function has not changed,the route has been maintained as accessible, <br /> and the toilet facilities have been upgraded to ADA compliance. Note that because this was a triplex,the toilet <br /> rooms have tubs,which have been removed to allow for accessibility at the Primary function. <br /> Water Fountains are not required per IBC Chapter 29 Section 29.02.5.1 Drinking Fountain number. The main floor <br /> does not have an occupant load over 30. <br /> NOTE: <br /> The following items have been added to improve accessibility: Means of egress lighting,exit signs, <br /> continuous handrails and guardrails,Hardware,Accessible clearances and approach dimensions at doorways, <br /> door thresholds,accessible restroom and the accessible route is no longer through a partners office. <br /> 7) The basement level includes a single-user unisex bathroom with a shower.The shower is not accessible and a shower is <br /> not located on an accessible floor(i.e.,the Main Floor level).The shower shall be removed.Alternatively,the shower <br /> and access to the basement shall be made accessible.Note that this work is new construction and cannot be considered <br /> an accessibility improvement per IEBC Section 705.2.See IBC Sections 1101.2 and 1109.2,and ICC A117.1-09 Section <br /> 608. <br /> Response: <br /> The primary function occurs on the main floor. The upper and lower floors are not required to be accessible. <br /> Refer to IBC Chapter 11,11-3.2.1 Specific Requirements"Accessibility is not required in buildings and <br /> facilities,or portions thereof,to the extent permitted by Sections 1104 through 1111. <br /> The shower is existing due to the prior Triplex Residential and approved non-conforming Professional Office <br /> use in 1988. The shower is not required to be made accessible. The shower may be repaired and maintained <br /> under IEBC. <br /> NOTE IBC 1104.4 Multistory buildings and facilities Exceptions 1:An accessible route is not required to stories <br /> and mezzanines that have an aggregate area of not more than 3,000 square feet and are located above and <br /> below accessible levels.Further,Exception 2 states that"Stories or mezzanines that do not contain <br /> accessible elements or other spaces as determined by Section 1107(Dwelling units and Sleeping Units)or <br /> 1108(Special Occupancies)are not required to be served by an accessible route from an accessible level." <br /> 8) The accessible Restroom 105 on Sheet A-2.4 shall have a minimum clear space of 60"along the back wall.The counter <br /> for the sink appears to overlap this clearance and shall be reduced.See IBC Section 1101.2 and ICC A117.1-09 Section <br /> 604.3.1. <br /> Response: The drawing has been corrected in CAD,to match our redline set at the permit submittal. <br /> age <br />
