Please review and <br /> respond to the comments below. <br /> General <br /> 1. The items included in this review are either outstanding issues from our previous review, <br /> new items brought for by subsequent review of the revised plans or are editorial in nature <br /> to concluded previous discussions. The numbering is not consistent with the previous <br /> letter. <br /> 2. As concluded in my previous email's, the basement is newly created habitable and <br /> occupiable space per IBC Definition Section 202. IEBC Section 801.3 Exception 4 requires <br /> the basement to have a minimum of 7 feet of ceiling height. As the new uses proposed <br /> are not offices but are spaces with intermittent use (conference and fitness room) I am <br /> not opposed to using the similar provisions of IPMC Section 404.3 Exception 2 that would <br /> permit this basement to have a minimum ceiling height of 6 foot 8 inches with a minimum <br /> clear height of 6 foot 4 inches under beams, girders, ducts and similar obstructions. <br /> a. If the flush beam w/post replacement detail 1/SS-1 is to be included in this scope <br /> of work (email attachment) please include the detail on the plans. <br /> 3. All of the toilet rooms are being altered from their exiting configurations. All new <br /> construction elements, components, systems and spaces should comply with the <br /> requirements of the IBC per IEBC Section 801.3: <br /> a. All toilet rooms are required to be accessible. IBC Section 1109.2 <br /> b. If a shower will be provided in the basement, an additional shower should also be <br /> provided on the main floor.
