The proposed design contains multiple issues that do not comply with the building code. This <br /> includes, but is not limited to, converting the basement level (i.e., "Lower Floor") from an <br /> unpermitted unoccupied or storage area. Review comments have been provided to assist the <br /> designer-of-record (EOR) in revising the design. However, these are intended to provide a <br /> preliminary review only. Additional comments may be provided pending a review of the revised <br /> submittal documents. See IBC Sections 107.2.1 and the additional comments below. <br /> Work on existing buildings shall comply with the IEBC. The IEBC provides three alternative <br /> methods for performing work: the Prescriptive Compliance Method (Section 301.1.1), the Work <br /> Area Method (301.1.2), and the Performance Compliance Method (301.1.3). The method <br /> selected for the project should be specified in the General Notes on Sheet A-1.0. A statement <br /> should be provided clarifying the types of work that are included in the project (e.g., repairs, <br /> additions, change of occupancy, etc.) and referencing the appropriate IEBC sections. The <br /> comments provided herein presume the project will comply with the Work Area Method of <br /> Chapter 5. Based on a review of the construction drawings, the proposed project appears to <br /> include the following work: Level 2 Alternations (Chapter 8). Additional and alternative types of <br /> work required for the project shall be identified by the designer-of-record. Additional comments <br /> may be pending. See IBC Section 101.4.7, and IEBC Sections 301.1, 502, and 506. <br /> 3. The preexisting condition of the basement level is an unpermitted unoccupied or storage area. <br /> The following comments shall be addressed: <br /> a. Documentation establishing the preexisting condition of this space shall be submitted for <br /> review. The preexisting condition shall be stated in the"Project Data"section on Sheet A- <br /> 1.0. See IBC Section 302.1. <br /> b. The floor-to-floor height of the basement level is 7"-6" per Section 1/A-3.0, with an <br /> estimated net clear height to the basement ceiling of 6'-0" maximum. The space does not <br /> have sufficient clearance to be permitted as occupied space. The design shall be revised. <br /> See IBC Section 1208.2. <br /> c. The construction of the space shall comply with all requirements of the building code for <br /> new construction. The design shall be revised. See IBC Sections 101.2 and 101.3. <br /> Fire Protection: <br /> 4. The building has a total area of 3,857 SF per the"Building Area Calculations"section on Sheet <br /> A-1.0. The building shall be provided with a fire detection system. The fire detection system <br /> shall be listed n the"Deferred Submittals"section on Sheet A-1.0.
