Access to the basement level is provided by two stairways. Sections and details showing the <br /> construction of the stairways shall be provided for review. The stairways, landings, and <br /> handrails shall comply with the requirements for new construction. Note that both stairways <br /> shall comply because they both provide access to occupiable space, even though only one <br /> egress path is required per IBC Table 1006.2.1. The stairway construction shall be modified <br /> where nonconformities occur. See IBC Sections 1011 and 1014. <br /> Accessibility: <br /> 6. The project involves Level 2 Alterations to the building per IEBC Chapter 8. Accessibility <br /> improvements per IEBC Section 705.2 shall be included in the project. Where the building is <br /> made to be less than fully-accessible per one of the exceptions, documentation substantiating <br /> the limited accessibility improvements shall be submitted for review. Where Exception 1 is <br /> used, the documentation shall itemize the improvements and estimated cost of work associated <br /> with each item. See IEBC Section 806.1. <br /> 7. The basement level includes a single-user unisex bathroom with a shower. The shower is not <br /> accessible and a shower is not located on an accessible floor (i.e., the Main Floor level). The <br /> shower shall be removed. Alternatively, the shower and access to the basement shall be made <br /> accessible. Note that this work is new construction and cannot be considered an accessibility <br /> improvement per IEBC Section 705.2. See IBC Sections 1101.2 and 1109.2, and ICC A117.1-09 <br /> Section 608. <br /> ,The accessible Restroom 105 on Sheet A-2.4 shall have a minimum clear space of 60"along the <br /> back wall. The counter for the sink appears to overlap this clearance and shall be reduced. <br /> See IBC Section 1101.2 and ICC A117.1-09 Section 604.3.1. <br /> 9'The sink in the accessible Restroom 105 shall specify pipe protection. See IBC Section 1101.2 <br /> and ICC A117.1-09 Section 606.6. <br /> Energy: <br /> 10.The proposed design shows conversion of the basement to an occupiable space. The space <br /> shall comply with the energy code requirements for new construction. The space does not <br /> appear to be insulated as required. The design shall be revised. See WSEC Section C503.1. <br /> Miscellaneous: <br /> pDoors D-105 and D-203 specify Hardware Group 01 in the Door Schedule on Sheet A-8.0 The <br /> hardware group does not specify a lockset. The bathrooms are single-user facilities and shall <br /> include locks on the doors.
