The Existing Main Floor Plan shows conditions that are consistent with the approved permitted <br /> condition of the house. Reference construction drawings available on the City of Everett <br /> website for Permit No. B2105-050; this permit finals work approved for Permit No. C1411-008. <br /> Discrepancies include but are not limited to the Master Bathroom, Guest Bathroom, Kitchen, <br /> Master Closet, and the built-in casework flanking the fireplace between the Living and Dining <br /> Rooms. Previously unpermitted work must be included in the proposed work for this <br /> application. See Sections R105.1 and R106.1.1. <br /> 2. Continuing with the previous comment, it is anticipate that additional unpermitted modifications <br /> may have occurred at the Basement level of the house. Reference approved drawings for <br /> Permit No. B2105-050 for the approved condition of this level. A Basement Floor Plan should <br /> be provided if unpermitted work has occurred; all unpermitted work should be shown as new <br /> construction. See Sections R105.1 and R106.1.1. <br /> 3. The New Main Floor Plan appears to have been redlined to remove the Master Bathroom from <br /> the proposed scope of work. The drawings should be revised to consistently show the <br /> proposed work. Note that comments above requiring unpermitted work to be included still <br /> apply. See Sections R105.1 and R106.1.1. <br /> 4. The project appears to include work requiring structural engineering per Section R301.1.3. <br /> Structural drawings and calculations are required to be seal and signed by a professional <br /> engineer licensed in the state of Washington. Additional comments are provided below. See <br /> IBC Section 107.3.4, and RCW Sections 18.43.010, 18.43.020, and 18.43.070 <br /> Architectural <br /> 1. The proposed project includes modification/relocation of the Main Floor Guest Bedroom. Smoke <br /> and CO alarms should be provided throughout the entire house. A Basement Floor Plan should <br /> be included to show the alarms at this level. The alarms should be hardwired, interconnected, <br /> and provided with back-up battery power. See Sections R314 and R315. <br /> 2. The proposed project includes modifying interior walls and infilling existing openings in the <br /> exterior walls. Typical details for the wall construction should be included in the construction <br /> drawings. Fasteners should be specified per Table R602.3(1). <br /> 3. Continuing with the previous comment, the exterior wall detail should specify insulation per <br /> WSEC Table R402.1.1. <br /> 4. The New Main Floor Plan appears to show relocation of the door to the Guest Room. This <br /> should be verified and shown in the demolition plan. <br /> 5. The New Main Floor Plan specifies a 24x24 attic access opening located above the new built-in <br /> cabinet. The cabinet is presumed to include built-in shelving the prevent effective use of the <br /> opening. The access opening should be relocated.
