The New Main Floor Plan specifies an on-demand hot water system in the new Guest Bedroom <br /> closet. This location is prohibited per Section M2406.2 unless the system complies with one of <br /> the listed exemptions. Performance requirements for compliance should be stated in the <br /> construction drawings. <br /> 7. The New Main Floor Plan specifies new windows along the north exterior wall in the Guest <br /> Bedroom, Guest Bathroom, and the Dining Room. The plans also specify installation of a new <br /> exterior door for the Kitchen. The minimum thermal rating for the windows and door should be <br /> specified per WSEC Table R402.1.1. <br /> 8. The new Guest Bedroom window should comply with the requirements for emergency escape <br /> windows per Section R310.2.1. The minimum opening area and dimensions, and maximum sill <br /> height above finished floor, should be specified. <br /> 9. The new Kitchen door and Guest Bathroom window should specify that safety glazing is <br /> required. See Sections R308.4.1 and R308.4.5. <br /> 10.The New Main Floor Plan specifies four new skylights above the Dining Room. The following <br /> comments should be addressed: <br /> a. Details for the skylight curbs should be provided. See Sections R106.1.1 and R903. <br /> b. The glazing should comply with Section R308.6.2. The performance requirements should be <br /> specified in the construction drawings. <br /> c. The minimum thermal rating should be specified per WSEC Table R402.1.1 <br /> Structural <br /> 1. The proposed project includes removing interior walls that are presumed to be non-bearing. <br /> The project also includes a new interior beam and skylights above the Dining Room. The <br /> construction drawings should include a roof framing plan demonstrating the load paths for the <br /> roof. Additional framing plans should be provided as needed to demonstrate revised framing <br /> load paths. See IBC Sections R106.1.1 and R301.1. <br /> 2. The structural calculations include a design for a new 3.5x7.5 glulam beam. This beam appears <br /> to be located between the Kitchen and Dining Room per the Enlarged Plan and Section 9. See <br /> Sections R106.1.1, R301.1, and R301.1.3, and IBC Sections 1603.1 and 1604.1. The following <br /> comments should be addressed: <br /> a. Framing plans should be provided demonstrating the framing supported by the beam, and <br /> the load path to the foundation. Additional framing components including but not limited to <br /> supporting post, foundations, and connections between all framing members and <br /> foundations should be included. Details for connections should be provided as needed. <br /> b. Structural specifications should be included in the construction drawings, including but not <br /> limited to wood framing species and grades, concrete requirements for foundation <br /> elements, and fastener requirements including proprietary hardware. <br /> c. Additional calculations demonstrating the load path should be submitted for review. <br /> d.
