Describe drainage flow paths (direction, location): <br />The site currently does not have a drainage system. Stormwater sheetflows over the <br />pervious areas from west to the east and north and drains into the existing ditch along <br />E Beech Street and neighboring property to the east. <br />Are there Critical Areas? What are they and where are they located relative to your project?: <br />There are no critical areas on the project site. <br />(D Task 2: Describe proposed project <br />Describe your proposed project: <br />The proposed project includes subdivision of the existing main lot and construction of a <br />new single-family residence with attached garage, and associated driveway. Frontage <br />improvements will consist of widening both Cypress St and E Beech St and <br />construction of curb, gutter, and sidewalk along E Beech St. An ADA ramp will also be <br />How will your project change the existing condition?: <br />The proposed development will replace pervious surfaces with hard surfaces to the <br />extent described in section 1. However, by proposing storm drainage along both <br />Right -of -Ways, it will improve the runoff drainage within the ROW as well as for the <br />on -site areas. <br />Describe roofs, patios, driveways, or structures added: <br />A single-family residence with an attached garage (1,608 sf) will be added on the new <br />subdivision. The new lot will also include a driveway (449 sf), and covered entry porch <br />(57 sf), a concrete walkway (55 sf) and and open deck at the back of the SFR (312 sf). <br />How will stormwater be managed?: <br />Stormwater will be collected via roof/footing drains and will be discharged into the City <br />maintained storm system via 12" pipes. <br />Describe how the project will affect existing drainage systems onsite or on adjacent properties <br />or both: <br />The proposed storm system will improve storm drainage along both Cypress St and E <br />Beech St by proposing catch basins within the ROW. The on -site storm will be <br />collected via roof/footing drains and will be discharge into the City storm drainage <br />system.
