600 Ninth Ave Apts '' COAST <br /> PARKING AGREEMENT ADDENDUM TO RENTAL AGREEMENT <br /> The following is part of the Rental Agreement dated August 5, 2022 between the Owner 600 Ninth Ave Apts and City of <br /> Everett resident(s). <br /> 1. RENT - Resident(s) agree to pay the Owner, in addition to current monthly rent as set forth in the Rental Agreement, a <br /> monthly rental fee of$0.00 for parking stall N/A under the following terms and conditions: <br /> This rent shall be payable in advance on the 1st day of each calendar month to 600 Ninth Ave Apts or to such other party <br /> or at such other place as the Owner may designate. In the event the rent shall commence on any day other than the first of <br /> the calendar month, the rent shall be collected from date of commencement to and including the last day of the month, <br /> after which time all rents shall be due and payable on the first day of each succeeding calendar month. The resident <br /> understands he/she will receive no rent reductions, adjustments, or compensation due to repairs or interruptions of service <br /> except as provided by law. <br /> a. The monthly rent may be increased upon written notice given thirty(30) days or more preceding the beginning of any <br /> month or rental term, as the case may be. In the event of an increase in rent, it is understood that all other provisions of <br /> this Agreement shall remain in full force and effect, changed only by the alteration in the amount of rent and not <br /> otherwise. <br /> 2. PAYMENT- Resident understands that the total rent is due and payable the first of each month.A$40.00 fee, in addition <br /> to the full amount of rent owed will be charged for a check returned from residents bank for any reason.A$150.00 late fee <br /> will be charged for rent paid after the fifth day of the month, plus$2.00 for each day thereafter until rent is paid in full. <br /> 3. USE - The Parking Stall shall be used as a parking space only and for no other purpose. Resident shall not allow an <br /> inoperable vehicle to remain on the premises for more than 24 hours. No car repairs are to be made on the premises <br /> including minor maintenance such as oil change. <br /> a. Resident shall clean and restore Parking Stall to the condition of the stall at the commencement of this residency. <br /> Resident agrees that soilage and oil or other fluid stains are not wear and tear from normal usage. <br /> b. Residents shall return Garage Door Opener to Owner at termination of this agreement in working condition less wear <br /> and tear from normal usage. <br /> 4. NOTICE TO VACATE - Resident agrees that to terminate tenancy, 20 DAY WRITTEN NOTICE MUST BE GIVEN TO <br /> LANDLORD PRIOR TO THE END OF A MONTHLY TERM.
