C <br /> This document isT intended to pOVERVIEW <br /> rovide the engineering information necessary to support the <br /> building permit application for a new SFR, detached garage and paved driveway in the City <br /> of Everett. The site covers 0.25 acres. The existing site is currently developed with a SFR, <br /> gravel driveway and concrete walkway. The proposed disturbance area will cover the entire <br /> site (0.25 acres). The proposed SFR will be set approximately 5 feet from the eastern <br /> property line and 20 feet from the northern property line. Access to the new SFR will be <br /> from the proposed paved driveway which will take access from the existing roadway to the <br /> north (South Cabot Rd). <br /> The parcel is currently developed and is surrounded by developed parcels. The slope of the <br /> site in the area of the proposed duplex and driveway is flat and averages less than 5 percent <br /> down to the northwest and south. <br /> This development proposes to construct a new SFR, detached garage and driveways taking <br /> access from South Cabot Road. The total new plus replaced impervious surfaces equal <br /> 6,021 sf(0.14 acres). <br /> Roof runoff from the SFR and detached garage roof will be infiltrated via infiltration trenches. <br /> The driveway surface proposed for this project will be dispersed via sheet flow and infiltrated <br /> by utilizing turf stone (permeable pavement). All drainage improvements have been <br /> designed to meet or exceed the 2014 DOE Stormwater Management Manual. <br /> The project location is 320 S Cabot Rd, in the City of Everett, and in Section 7, Township <br /> 28N, Range 5E.
