2. EXISTING CONDITIONS SUMMARY <br /> The entire property consists of 0.25 acres. Runoff generated from the existing site sheet <br /> flows in both a northern and southern direction. This project will not affect any off-site flows <br /> from passing through or around the site as in the existing conditions. <br /> Land use around the site is primarily single-family homes. The parcel associated with this <br /> project is developed and currently contains a SFR, concrete walk, gravel driveway and lawn <br /> The grades on the site in the area of the proposed SFR and garage are mild and average <br /> less than 5%. <br /> Soil logs taken by Gudmunson Septic, Inc. were used to determine the soils on-site. Soil <br /> logs showed sandy loam underlain by fine sand with a depth to water table of approximately <br /> 36 inches. The USDA Web Soil Survey was also used to show that the site consists of <br /> Alderwood-Urban land complex. General site slopes in the area of disturbance are mild and <br /> average less than 5% percent. Based on the existing soil information and the setbacks of <br /> the proposed improvements from any of the property lines or critical areas there is little <br /> potential for erosion or sedimentation during construction assuming the basic BMPs <br /> included in the SWPPP are installed and maintained properly.
