• . ti <br /> 2. The proposed project shall comply with the requirements of the 2015 International <br /> Building Code (IBC) and the 2015 International Existing Building Code (IEBC). The 2015 IEBC <br /> should be specified in the Code Information on Sheet T-1.0. See the Everett Municipal Code <br /> Section 16.005.030 Article A, IBC Sections 101.4.7 and 107.2.1, and IEBC 106.2.1. <br /> REPLY:See new revised sheet A1.1, additional note of"2015 International Existing <br /> Building Code(IEBC)" <br /> 3. Continuing with the previous comment, work on existing buildings should comply with <br /> the IEBC. The IEBC provides three alternative methods for performing work: the Prescriptive <br /> Compliance Method (Section 301.1.1), the Work Area Method (301.1.2), and the Performance <br /> Compliance Method (301.1.3). The method selected for the project should be specified in the <br /> Code Information on Sheet T-1.0. A statement should be provided clarifying the types of work <br /> that are included in the project (e.g., repairs, additions, change of occupancy, etc.) and <br /> referencing the appropriate IEBC sections. The comments provided herein presume the project <br /> will comply with the Work Area Method of Chapter 5. Based on a review of the construction <br /> drawings, the proposed project appears to include the following work: Level 2 Alternations <br /> (Chapter 8) and Change of Occupancy (Chapter 10). Additional and alternative types of work <br /> required for the project should be identified by the designer-of-record. Additional comments <br /> may be pending. See IBC Section 101.4.7, and IEBC Sections 301.1, 504, and 506. <br /> 3. This comment has not been addressed. The approach should be stated in the <br /> drawings. <br /> REPLY: The work will be interior remodel/repairs only, no addition and no change in <br /> occupancy group will remain as group B occupancy. The project is under classification of work <br /> level 1 and level 2. See revised sheet T-1.0 for new notation. <br /> 4. The proposed project is a coffee shop with a seating area exceeding 750 SF and 49 <br /> occupants based on a 15 SF/occupant factor per IBC Table 1004.1.2. The space should be <br /> classified as an Assembly Group A-2 per IBC Section 303.3. The occupancy classification should <br /> be stated in the"Project Description"section on Sheet T-1.0. See IBC Sections 107.2.1 and <br /> 302.1. <br /> REPLY: The new seating is revised to from 1,209 S.F. to 735 S.F. with 49 Occupants, <br /> see new revised sheet A2.1. The space will remain as B Occupancy, <br /> 4. An sign stating a maximum occupant load of 49 should be provided by the main door per IBC <br /> Section 1004.3.
