• <br /> 5. The "Project Description" section on Sheet T-1.0 appears to provide a deferred submittal <br /> list that includes fire alarm and sprinkler systems. The drawings do not clearly indicate if the <br /> systems will be installed in the entire building or only the tenant space. The existing building is <br /> understood to not have either of these systems. The comments provided herein presume the <br /> systems will only be provided for the tenant space. The intended extent of installation for the <br /> systems should be stated. See IBC Section 107.2.1. <br /> REPLY;Since the new proposed project new seating is under 50 occupants and <br /> classified as B Occupancy, there will be no fire alarm and fire sprinkler system <br /> required. <br /> Fire Protection: <br /> 7. The proposed project involved an occupancy change from B to A-2. The project appears <br /> to involve providing fire alarm and sprinkler systems in the tenant space only. The project will <br /> require the construction of minimum two-hour fire barriers between the work area and the <br /> adjacent tenant spaces. The barriers must be continuous from the foundation to the roof <br /> sheathing. Wall details showing listed and tested fire-rated wall assemblies shall be provided in <br /> the construction drawings. See EMC Section 17.76.060 Exception 1, and IBC Section 707 and <br /> Table 707.3.10, and IBC Sections 703.2 and 721.1. <br /> 8. Continuing with the previous comment, the fire barriers will require rated fire <br /> penetration details for the walls and membranes. Details showing listed and tested fire-rated <br /> assemblies shall be provided in the construction drawings. Floor Plan 1/A-4.0 shows the door for Restroom 103 opening towards the end of the 48- <br /> inch wide hall. The minimum hall width for this door to be accessible is 54 inches per ICC <br /> A117.1-09 Figure 404.2.3.2(d). The hall width or the door swing shall be revised. Note that if <br /> the door swing is reversed per Figure 404.2.3.2(f), the minimum hall width shall be 54 inches if <br /> a closer is provided.
