(QFC), Barghausen Consulting Engineers, Inc. is pleased <br />to submit the enclosed materials in response to Planning and Public Works Permit review comments issued <br />for the project referenced above via email on March 17, 2022. The following materials are enclosed for <br />your review and approval: <br />1. One (1) completed and signed Permit Services Transmittal Form <br />2. Two (2) sets of revised civil and landscape plans <br />The following outline provides your comment in italics exactly as written, along with a narrative response <br />describing how the comment was addressed: <br />Landscaping. The landscaping plan provided indicates two existing street trees to be removed <br />and not replaced due to an "underground utility conflict" Staff cannot approve this landscaping plan <br />as proposed, the trees must be retained or replaced. In discussing the matter with Public Works <br />staff, they indicated a standard 5' buffer from stormwater infrastructure but please work with the <br />Public Works reviewer directly for any questions concerning that. The alternative would be to <br />request a landscape modification, typically processed as a REW land use application, but that <br />would require clearly demonstrating how the request meets one of the listed options and applicable <br />narrative criteria in order for the Planning Director to consider approval of the request. Please <br />review and revise accordingly. <br />Response: The civil and landscape plans have been revised to accommodate retention of the <br />street trees along Evergreen Way. To do so, the proposed storm line configuration near the <br />underground storage tanks and Evergreen Way has been redesigned to attain the required <br />minimum clearances. Please refer to the enclosed revised plans for details. <br />We believe the above response and enclosed information constitute a complete response to the March 17, <br />2022 permit review comments.
